ᐅ Building a House in Dortmund – What Costs Should I Expect in the End?

Hello everyone,

I’ll keep it brief. I want to build or have built somewhere in Dortmund with the following conditions:
  • Building plot costs about €130,000 (developed)
  • Monthly income €3,400
  • Equity €100,000

I’m not sure what to expect in terms of costs for a semi-detached house or a detached single-family home, or what I can realistically afford. Am I completely wrong to assume that a semi-detached house with this plot will end up costing around €350,000, and a detached house about €400,000? Maybe I can’t afford either and should consider buying an apartment instead 🙂

Hello, if you can provide a few more details, the building expert will certainly be able to say something about the price.

But you need more than just "single-family house" or "semi-detached house" for that.

For example:

125 m² (1,345 sq ft) single-family house, 1 full storey plus attic storey, no basement, double garage in reinforced concrete 6 x 8 m (20 x 26 ft), KfW 55 standard including additional construction costs around 300,000 EUR, or 280,000 EUR or 350,000 EUR...

So if I deduct about 130,000 EUR for the plot, there’s not much left for the house itself.

However, financing should not necessarily be a problem with that equity and income. It can work without knowing further details.

Or as mentioned, a semi-detached house with the same basic specifications

Then roughly subtract 20,000 euros for the missing garage, and as a general guideline, you’re still doing quite well.

The insulation balances out the carport, so you end up at 280 + 130 = 410 including the wood-burning fireplace, geothermal heat pump, and quality tiles throughout the entire ground floor.

So the general direction is definitely right. However, I don’t think you can save that much with a semi-detached house. Because the materials, except for the insulation between the houses, are basically identical.

Usually, you only save because the plot of land is smaller and because the construction toilet and site fencing can potentially be shared among several parties. But that doesn’t make up 20,000 euros.

Hmm... it’s quite late, so I might be missing something, but 125 sqm (1,345 sq ft) as a single-storey house with a recessed upper floor (roof step) doesn’t really work, or you’re giving up a lot of usable space in the recessed floor.

How large is the building plot?

By "step-back story," they probably mean the "half" story above the ground floor, usually the upper floor under the roof 😉
