ᐅ Building a Prefabricated House on an Existing Basement – Any Experiences?

Hello everyone,
I’d like to get your opinion on a topic—maybe someone has dealt with this before.

We have purchased a plot with an existing old building. The house is old and we don’t like it, so we want to demolish it.
However, the basement is still in great condition, so we’re considering keeping the basement and building the new house on top of it.
Does anyone have experience with this? What should we keep in mind? Do you think it’s worth it?
This would also save us the site development costs as well as the demolition of the basement.
We haven’t consulted an architect yet; that will be the next step.

We often see new houses built on old basements here. This applies to both solid construction houses and timber frame houses. Some build the new house to the same size as the basement, some smaller, some larger. In principle, this is possible. In all cases I know, the basement is only accessible from outside, not heated, and therefore only used as storage space that is not completely free of moisture.

I cannot comment on the costs, but overall it probably does not save much compared to a complete demolition.

Phew, we were actually expecting some savings since we wouldn’t have development fees/backfilling of the basement/etc. as cost items. We also thought that the demolition/"deconstruction" would be cheaper in the end?!

It doesn’t have to be a prefabricated house. We are still at the very beginning, and originally we didn’t want a basement at all, since the land costs were already so high, and now we’re looking at what is really necessary. But having a basement in general is of course great.
We are still at the very beginning, everything is open, and we are collecting ideas and experiences first.

The house’s floor area should definitely be larger, meaning the house would not be fully basemented in the end but about 3 m (10 feet) longer. We were told that this is not a problem and that it would be possible to work with a slab foundation.

The question is also who can even do this. We don’t have a construction company yet (as I said, we just met with the notary this week).
Most likely, we should ask an architect or structural engineer. I had hoped someone here might share their experience.
But apparently, it’s not even that common to actually use the basement....

By the way, the basement itself is excellent; an architect already confirmed to us that everything is very dry. The walls/floors would just need to be redone, it is heated and recently received new windows. So these costs are probably manageable.

The demolition is becoming more expensive or will cost the same, while disposal is cheaper. I would talk to demolition companies to get their opinion. We need to approach this more cautiously.

However, it probably wouldn’t meet current energy-saving regulations. But that’s not necessarily required. The basement is frost-free, the structural integrity would need to be checked, and a builder must be found who will build on the existing basement. Personally, I see the only issue being that the existing walls are load-bearing for the entire house. Because of this, the floor plan cannot be freely changed. But maybe everything can be adjusted somehow – a house is a house is a house.
