Hello,
I have a rather general question:
Is it possible to build a good, acceptable house with around €300,000, assuming I already have €100,000 of that as equity and would take out a loan for the rest?
The location should be near Stuttgart. I am still very inexperienced (I’m young), but I would like to build my own house. So I’m wondering if this would be feasible in the future.
What are your experiences? Do you have any good books or guides for building your own house? I’ve already searched online, but there is so much information that I’m having trouble finding a clear path.
Thank you in advance!

300,000 euros only for the house are possible – depending on the size, of course; provided you have a plot of land – I strongly suspect you won’t get both at that price.
If you are very busy, find a good architect and get advice.
If you have the time to familiarize yourself with the topic of house building, I would recommend, at the start (after setting the budget, reviewing the zoning plan / building plan, and clarifying your own ideas about the house), to visit a few larger general contractors and get consulting. Often you can already get a rough estimate of the costs.
When it gets serious, seek independent help already when working through the scope of work and contracts, and later, of course, during construction supervision.

Current offer from an acquaintance: 400,000 EURO, approximately 30 km (18.6 miles) north of Stuttgart.
8 x 12 m (26 x 39 feet) house including a bay window 4 x 1 m (13 x 3 feet), fully basemented, double garage, mechanical ventilation with heat recovery, air-to-water heat pump, turnkey excluding landscaping.

Is it possible to build a good, decent house with about €300,000? By common understanding here:
1.) €300,000 minus €30,000 in additional construction costs (rather optimistic) = €270,000
2.) €270,000 divided by €1,800 per m² (10 ft²) of living space = 150 m² (1,615 ft²) of living space with good/decent features.
Missing are:
- Land (which varies greatly depending on location)
- Additional acquisition costs (depending on the state and other conditions)
- Financing-related costs (construction period interest, etc.)
- Everything outside the building (garage, driveways, fences, landscaping)
- Everything inside (lighting, kitchen, etc.)
- Buffer for unforeseen expenses
- Fees
- Basement, if desired
- Extras (special features)

Do you have any good literature or guides for building your own house? I would definitely not recommend visiting various general contractors blindly. Their main goal is to sell, not to provide education (which is normal and logical, and not meant negatively). Just visit your trusted bookstore, flick through some books, read reviews. Or spend nights reading various threads in this forum here.
