I have a rather general question:
Is it possible to build a good, acceptable house with around €300,000, assuming I already have €100,000 of that as equity and would take out a loan for the rest?
The location should be near Stuttgart. I am still very inexperienced (I’m young), but I would like to build my own house. So I’m wondering if this would be feasible in the future.
What are your experiences? Do you have any good books or guides for building your own house? I’ve already searched online, but there is so much information that I’m having trouble finding a clear path.

In my opinion, a much more important question here is whether any space is even offered. Sometimes you can draw a circle with a 10 km (6 mile) radius around the desired place of residence and still get no results on real estate platforms. The market here is completely cleared out. Yesterday, an interesting article was published in HB -> “Residential Atlas 2016” by Postbank.
Including land in the Stuttgart surrounding area is likely to be quite challenging. For a single-family house, you should ideally have at least 400-500 m² (4300-5400 sq ft). Even further outside Stuttgart, you will pay at least 200€/m² (about $215/m²), which already accounts for €80,000 plus additional costs. Then add around €40,000 for ancillary construction costs, leaving roughly €160,000. With the mentioned price of €1,600/m² (also quite optimistic here), that leaves about 100 m² (1100 sq ft) of living space.

Additionally, you need to consider extra costs plus the land. So, if you find a plot near Stuttgart for around 70,000 euros, it could work, provided you do a lot of the work yourself and don’t want many extras.
This strongly reminds me of our land search. We initially wanted to build in Fellbach (a gate to Stuttgart) at €1100 per m² (about $102 per ft²), which we politely declined. Then we found a nice new development in Waiblingen, close to the S-Bahn, all in at €880 per m² (about $82 per ft²). Still not quite affordable. Then we came to Weinstadt (Rems Valley) at €474 per m² (about $44 per ft²), and finally ended up in Schorndorf at €312 per m² (about $29 per ft²), fully developed land. This fit our planning. Meanwhile, another development has been completed nearby, where prices are already starting at €400 per m² (about $37 per ft²).
I think the Stuttgart area simply won’t improve. The only option we saw back then was to move to some village, for example between the Rems Valley and Esslingen. There, we still found prices between €150 and €200 per m² (about $14 to $19 per ft²), but without infrastructure, let alone an S-Bahn connection.

Even here in a rural area, with a 125 sqm (1350 sq ft) city villa, we are looking at around 350,000 for everything together, including the outdoor area and the land (purchase price of 63,000€ without additional costs).
