ᐅ House construction in the Ruhr region on an existing plot of land

Hello everyone,
We are new to the topic of house building. So far, we have only been interested in existing properties – but after years of searching, nothing suitable has come up, and prices have now become so high that we are considering building a new house.
The situation is as follows:
My parents own an end-terrace house situated on a plot of about 500 sqm (5400 sq ft) (number 51 in the picture). When they bought the house, the undeveloped plot next door was included. We have since spoken with the city and found out that we could build a house on the adjacent plot (which belongs to them, together totaling 1030 sqm (11,100 sq ft), marked with the red X). The development plan apparently contains all the key information. Regarding permits (building permit / planning permission), we shouldn’t need to worry much because all requirements seem to be clearly regulated here.

We are now considering an extension and are looking for house building companies that could advise us, so we can get an initial overview of what the costs might be. We wouldn’t have to pay for the land since it’s already available. I can imagine that a new build without the cost of land might end up costing about the same as an existing property that would still need some renovation.
We are based in Herne, right in the Ruhr area, and wanted to ask if anyone could recommend someone to contact around here.
Does it even make sense to look at the typical prefab home showrooms, etc.? Since we wouldn’t be allowed to build just anything at will here anyway, but would in principle have to build exactly the same type of house as my parents’ next door (though I don’t know who built those; they date back to 1965).
I’d appreciate any exchange of ideas.

WilderSueden20 Feb 2021 18:15I believe you can make this happen. Of course, not luxury, but a house meeting the energy saving ordinance with gas heating, painting and flooring done by yourself, and no basement. Then you will probably manage with 350,000 euros.
Unfortunately, I cannot recommend anyone in your area.
However, for your case—a simple building structure—it should be easy to find a company.
I would first check with the building authority / planning office:
Is it allowed to build a window on the west side, or is densification planned, meaning that another building might be added next to your house later on?
Is it permitted to attach an extension to the existing row garage on the west side (costs for the land at the municipality?), or is it possible to build the garage on your property in your case?
Do your parents have a basement?
Try searching online for end-terrace or semi-detached houses with your desired dimensions. This can help with your floor plan design.
However, for your case—a simple building structure—it should be easy to find a company.

Search online for end-terrace houses / semi-detached houses with your desired dimensions for your floor plan planning. Yes, the whole row of houses has full basements. That would of course be ideal, but basements are hardly affordable and I rarely see them being built anymore because they are just so expensive.
My parents own the garage at the far right, so there is definitely no possibility to extend there anymore. On the left, towards our potential house, maybe, but I don’t think it’s that simple because the land also belongs to someone else. It would of course be great if the garage could be placed on our property, but I suspect that will be tight in terms of living space, etc.

Yes, that’s pretty much what I expected – I’m just a bit worried it might be a little tight in terms of living space without a basement and so on. Well, we’ll see what can be achieved.

WilderSueden20 Feb 2021 19:59The house in the photo doesn’t look very big, but it does have 2 full stories. That still offers some possibilities. Just browse through catalogs from major manufacturers and get inspired by floor plans for semi-detached houses. After all, an end-terrace house is basically the same. Compare the dimensions with what’s allowed and note what you like and what you don’t. This will give you a better idea of how much space you actually have available. You definitely have more freedom than your parents had with their mid-terrace house.
