Hello everyone,

Originally, we planned to build a carport, but the idea of constructing a garage ourselves never completely disappeared. We have a building permit / planning permission, but it was originally issued for a timber frame garage. Accordingly, the structural calculations are available for that.

To make a final decision, I roughly compiled a list of materials and prices to estimate the costs. A master mason friend is available to help. Most prices were based on online listings or existing quotes from the current building. Only for the garage door do we have concrete offers.

What do you think? Is something major missing or are our prices completely off?

Garage made of 24 cm (9.5 inches) Ytong blocks, 7.00 x 6.50 m (23 x 21 feet), shed roof with 40 cm (16 inches) sandwich panels, sectional door, floor slab existing, no earthworks necessary:

24 cm (9.5 inches) Ytong blocks: 2,000 EUR
Adhesive, 15 bags: 240 EUR
Ring beam with reinforcement: 2,000 EUR (this is where I’m most uncertain)
Roof rafters 8 x 20 cm (3 x 8 inches), 1 m (3 ft) spacing: 500 EUR
Sandwich panels with 40 cm (16 inches) insulation: 1,500 EUR (possibly extra costs for higher insulation)
Sectional door including installation: 3,200 EUR (promotional door 2,500 EUR)
Gutter sheet metal: 170 EUR
Rain gutter: 120 EUR
Structural engineering adjustment: 500 EUR
Exterior plaster: 500 EUR

Total: 10,730 EUR

There would also be a potential extra cost for a cement screed (45 m² x 25 EUR): 1,125 EUR. I will do the electrical work myself.

How realistic do you find this estimate?

I would go with 17 Poroton bricks for more interior space. Okay, they are only 14cm (5.5 inches) thick, but still 🙂

Did you forget to plaster the interior?
500 euros for the exterior plaster is very cheap. That’s for about 60m2 (645 ft²), depending on how uneven your masonry is, that affects the plastering cost.

Plaster corner beads.

Floor coating is missing. Whether tiles or a 2-component coating, at least 1000 euros.

Door is missing.

Window is missing, necessary to prevent moisture.

Lintels for both are missing.

Is the garage door 5000 x 2150mm (16 ft 5 in x 7 ft 1 in)?

For a shed roof that size, EPDM membrane costs about 1500–2000 euros. If using bitumen roofing felt, around 800 euros.

Stainless steel edge trim at the screed to prevent chipping at the transition to the paving, about 200 euros.

You could check if a precast ceiling slab might be more cost-effective.

Or a cast-in-place concrete slab, but you’ll need a plan for casting the parapet and lintel in one pour.

500 euros for the outside is very cheap, that’s about 60m² (645 sq ft), depending on how uneven your masonry is, plastering costs vary.

Only two outside walls need plastering, about 35m² (377 sq ft).
Leave the interior plaster out for now.
Floor covering is missing. Whether tiles or 2-component coatings, at least 1000 euros.

Okay, or just paint the screed directly?

No door fits due to local conditions. Window is indeed missing; I would estimate about 400 euros.
Garage door is 5000x2150?

Correct.
Mono-pitched roof with EPDM membrane at this size about 1500–2000 euros. If using bitumen felt, about 800.

The roof will be covered with sandwich panels. These are screwed directly onto the rafters. No membrane, battens, or similar are required.

4 x 2.5 meters (13 x 8 feet). 175 mm (7 inches) calcium silicate blocks.
The ceiling will be a concrete slab.
The foundations were poured together with the floor slab.
I submitted and received the building permit / planning permission myself.
The total cost will be under 2,000 euros.
Okay, on the outside, I will be applying cladding bricks. That will cost a bit more than 500 euros.

The official term is "iso panels." Basically, thin trapezoidal metal sheets with a foam core for insulation. Since external links aren’t allowed here, you can search for "sandwich panels carport" in the image search of any popular search engine to see the construction clearly. They are simply screwed onto the rafters. The garage door would also be mounted to the rafters.
