Good evening,

I am new here but occasionally follow some of the posts. A brief introduction: I am 26 years old, a tax consultant, and I live in NRW, near Cologne.

Next year, I would like to build a house on my own. I would be very grateful if you could provide feedback on my building project and whether it is realistically achievable.

The plan is for a house with an accessory apartment for my parents, without a basement. The total size of the house should be around 300 sqm (3,230 sq ft). It will have two full floors, and the attic will not be developed. Possibly a KfW 70 standard house.

Next year, I will have two months of parental leave. The plan is to complete the shell construction with two skilled workers and one layperson (myself). My first question is: is this achievable within two months?

Second question: is my construction volume realistic? I am planning total costs for the house and plot at about 400,000€ (approximately), with the land costing around 130,000€, leaving about 270,000€ for the house.

I estimate material costs at around 180,000€ (including heating, roof tiles, plumbing, etc.). The remaining 90,000€ is planned for skilled labor.

Additional information: Among my acquaintances, I know a roofer, a window installer, and an electrician, who will do their work for free; I only need to provide the materials. Furthermore, I have a contact who works at a large building materials supplier and will grant me a staff discount.

I would like to start in April (parental leave begins at the end of May) and ideally move in by October.

Are my plans realistic?

We built (almost) the same size. For the price you mentioned, we would have had to forgo a full floor.
If your own work and the discounted prices you mentioned work out, then you’re very lucky. What about architect fees, site development, and so on? Are these costs already included? The architect alone will be a significant expense.
Based on our own building experience, I would have guessed that without own work or free labor, you’d more likely end up around €700,000 (or considerably more, depending on the finishes).

I built in the Neuss district for just under 300,000 EUR (including additional building costs) without the land. For that, I got a good 120 sqm (1,290 sq ft).

So let me put it this way: you simply can’t save enough to make it realistic.

Since you probably won’t submit a building permit / planning permission this year, you will have to build roughly to KfW 70 standard anyway. Nothing else will be allowed anymore. (Energy Saving Ordinance 2016)

So, 700,000 is quite a significant amount. For example, my uncle is also building a house right now. He received a sort of cost estimate from the architect for the individual trades, including the garage and outdoor areas (terrace, fence). He is also building without a basement, with a living and usable area of about 180 sqm (1937 sqft). The price for the house alone, without any personal work, is approximately 190,000€ (about $200,000). The cost per cubic meter of enclosed space, according to the architect, is about 600€ (about $630).

That’s why I calculated as follows: 400€ (about $420) × 300 sqm (3229 sqft) × 2.5 ceiling height equals 300,000€ (about $315,000) for the house, including outdoor areas.

Well, in my budget, the costs for the outdoor areas and garage are not included.

The 600€ per cubic meter fits well. We have approximately 1,000 cubic meters for 250 square meters (2,690 square feet) of living space. City villa without a basement.

Forget right away the idea that you only need half a year for self-construction. Moving in by October of the following year seems more realistic (1.5 years of construction time). Half a year might work if a professional company handles it.

But with self-construction and helpers, I’m very doubtful. Especially since these helpers often only have real motivation and time at the beginning. Later on, you’ll often be postponed or they might stop coming altogether. Even if they are professionals, it doesn’t mean they will spend all their free time working for you. All trades take a lot of time. And 300 m² (3,229 sq ft) is quite a large size. Building something of that scale takes a very long time.
