Good evening,

I am new here but occasionally follow some of the posts. A brief introduction: I am 26 years old, a tax consultant, and I live in NRW, near Cologne.

Next year, I would like to build a house on my own. I would be very grateful if you could provide feedback on my building project and whether it is realistically achievable.

The plan is for a house with an accessory apartment for my parents, without a basement. The total size of the house should be around 300 sqm (3,230 sq ft). It will have two full floors, and the attic will not be developed. Possibly a KfW 70 standard house.

Next year, I will have two months of parental leave. The plan is to complete the shell construction with two skilled workers and one layperson (myself). My first question is: is this achievable within two months?

Second question: is my construction volume realistic? I am planning total costs for the house and plot at about 400,000€ (approximately), with the land costing around 130,000€, leaving about 270,000€ for the house.

I estimate material costs at around 180,000€ (including heating, roof tiles, plumbing, etc.). The remaining 90,000€ is planned for skilled labor.

Additional information: Among my acquaintances, I know a roofer, a window installer, and an electrician, who will do their work for free; I only need to provide the materials. Furthermore, I have a contact who works at a large building materials supplier and will grant me a staff discount.

I would like to start in April (parental leave begins at the end of May) and ideally move in by October.

Are my plans realistic?

At our site, a construction team of 4 to 6 people worked on the building, completing the shell including excavation, utility trenches, formwork for the concrete basement, and concrete ceilings in 7 weeks. It went really fast, but they were a well-coordinated team.

With so much self-construction involved, I would rather estimate the construction time as 1.5 years. Who knows when they will have time; you might need longer, and I also doubt that your friends will really work completely for free.

What you must not forget are the additional construction costs! (development, architect, land surveying office, building permit/planning permission, etc.) There is a separate thread where these costs are broken down.

Recalculate your figures. 300 m² (3,230 sq ft) of living space equals approximately 1,200 m³ (42,390 cu ft). Your uncle is supposed to pay €600 per cubic meter. That comes to around €720,000 for you.

For the outdoor areas, the landscaping contractor estimates about €80 per square meter of the plot (terrace, driveway, lawn, plants, edging stones, etc.). Unfortunately, this fits well with what we have experienced.

Does your common sense still tell you that €300,000 will be enough?

Unfortunately, I also consider it unfeasible. Especially with the earthworks, there are so many factors that cannot be accurately predicted in advance.

Now I also see that I expressed myself somewhat incorrectly this morning; it’s really hard to write a proper post on a phone.

Let me briefly summarize some points for my understanding:

According to the Federal Statistical Office, the average cost per cubic meter of enclosed space in the calendar year 2013 was approximately EUR 274.

Using this table, I tried to calculate the enclosed volume. For a building footprint of 10m by 15m (33ft by 49ft), two stories without a basement, and no finished attic, I come to about 920 cubic meters (32,485 cubic feet) of enclosed space.

I find this figure somewhat low. I would have expected the enclosed volume to be around 1,100 cubic meters (38,832 cubic feet). This would result in costs of approximately EUR 301,400, excluding exterior landscaping, garage, additional construction-related costs, and land.

Of course, some amount of owner labor would reduce this, but perhaps only by about EUR 30,000 to 40,000.

Does this sound reasonable?

2 things:

1) A 10x15m (33x49 feet) footprint with 2 full floors corresponds to about 240-250m² (2,585-2,691 sq ft) of living space. So, roughly 50m² (540 sq ft) are still missing.
2) Since 2013 (statistics), prices have increased by around 15 to 20%. By 2016, the additional costs will likely be about 25%.

Really, have prices risen that dramatically? Wow.

This just shows once again how little I know about this field. I had almost thought that I should be talking more about 300 square meters (3,229 square feet) of usable floor space. But the plan is for a house with a footprint of 10 x 15 meters (33 x 49 feet). Of course, I know that with this size you still have to subtract the wall thickness, etc.
