ᐅ Building a Garage onto a Prefabricated House?

Hello everyone,

we are currently considering the best way to realize our garage idea. We would like to build a garage on the gable side (east) of our house. It should be attached directly to our prefabricated house (without a basement) and on the other side to the property boundary. Dimensions about 3.50 x 8 m (11.5 x 26 ft).

1. Option: Precast concrete garage

2. Option: Only build the garage wall facing the property boundary from masonry and screw beams for the roof onto the prefabricated house? Is this feasible? Would we then need a full foundation slab?

What other options do we have? And should the garage generally be built before the prefabricated house is installed? What happens if the neighboring property is developed before us and there is also a garage at the boundary?

Could a flat roof garage also be used as a kind of balcony for the upper floor of the house? What would need to be considered in that case?
