Volkmar224 Feb 2015 12:01Hi,
for our turnkey house, the bathroom including sanitary fixtures and tiles is part of the package.
However, the quoted prices from our builder are extremely high if we want to deviate from the standard range of sanitary fixtures and tiles. Also, they provide pricing information very late, leaving us with hardly any chance to look for alternatives.
Because we don’t want to be overcharged by the builder, we decided for the construction plan to choose all sanitary fixtures from the standard program so that no extra costs will arise for us.
Currently, the sanitary fixtures have not yet been installed; we are waiting for better weather so that the screed can be applied.
The builder is also unwilling to agree to us sourcing the washbasin or bathtub ourselves from another store. If we did that, we would lose the warranty on all bathroom fixtures.
Thanks for your tips!

- Now the question is, are we obligated to have the standard fixtures installed?
- Can we simply tell the craftsman, “…skip that washbasin and install this one for us?”
- What about the final inspection? Is it only considered complete once the fixtures are installed? Or can we arrange some kind of additional clause (e.g., that we take responsibility for our chosen fixtures)?
The builder is also unwilling to agree to us sourcing the washbasin or bathtub ourselves from another store. If we did that, we would lose the warranty on all bathroom fixtures.

We accepted the extra cost (which was fair) and had better models installed beyond the standard.
If a tradesperson interferes, it will even be difficult to find a second tradesperson to install the water heaters.

Volkmar224 Feb 2015 14:01The problem is that, for example, the bathtub we want is not available at the plumbing supplier where we are required to do the selections.
If we had found a bathtub at the plumbing supplier (the business assigned by the builder) that met our expectations during the selection process, we would have been willing to pay an extra 300, 400, or even 500 euros for it. But that supplier simply did not have any bathtub that we liked.
The bathtub we want is only available at the hardware store, which is a no-go for our builder.
"...either everything through us or everything as a DIY job!"
But if the plumbing supplier does not have a bathtub we like, what are we supposed to do?
After that, we stopped getting any answers…

toxicmolotof4 Feb 2015 14:10Replacing the sink probably doesn't void the warranty for the shower... at least, that's new to me.
It's kind of like this: I repaint the nursery blue, and in the kitchen, the standard white paint starts peeling off the wall. Sorry, warranty void because of the blue paint...

Our developer gave us a serious warning. If we install anything ourselves or have it installed by a second company, the warranty will become void.
Even if we had “third-party products” installed, I can understand that. A plumbing specialist squeezed by the wholesalers earns a few extra euros that way. Not so with items bought online.
@volkmar.
Just ask the builder officially how it works if you want Villeroy & Boch series xyz. Whether you can get it and at what price.
There are plenty of bathroom studios where you can see the brands.
