Hello,

I have received an offer from an architect for the planning of a single-family house (approximately 200 m² (2,150 sq ft)) and would like to hear your experiences and opinions about the offer.

The proposal includes services phases 1–4 for €4,000 plus VAT.
Drainage planning – €600 plus VAT.
Structural engineering without deep foundation – €1,800 plus VAT.

Total = €7,616 including VAT.

Is this offer reasonable, and is there anything else I should consider?

I think you should look for another architect, even though it might be tempting that this one offers the structural engineering service as well and that the total price is low. However, I expect that an architect charging such a low fee will not put much care into the planning. As a result, about 200 sq m (2,150 sq ft) will actually be used to satisfy only 160…170 sq m (1,720…1,830 sq ft) of actual need. In addition, the exact scope of service phases 1 to 4 in this discount offer clearly identifies the type of architect that @Gerddieter justifiably warns against: lazy when it comes to detailed planning and incompetent in budget control. In other words, a rubber-stamp architect who could be described as “after me, the flood.” Such offers regularly lead to regret by a factor of three to thirteen: oversized costs due to project scale, unforeseen detail connections with high potential for disputes and billable hours...

Did you ask the architect to show references?

200 m² (2,150 sq ft) * 3,000 + land + additional costs amount to around 800,000. With 40,000 in equity, you will never get a loan.
