I have received an offer from an architect for the planning of a single-family house (approximately 200 m² (2,150 sq ft)) and would like to hear your experiences and opinions about the offer.
The proposal includes services phases 1–4 for €4,000 plus VAT.
Drainage planning – €600 plus VAT.
Structural engineering without deep foundation – €1,800 plus VAT.
Total = €7,616 including VAT.
Is this offer reasonable, and is there anything else I should consider?

Whether design phase 5 is required (or possibly contracted twice) depends on the contractor/general builder/project manager. If it is a prefabricated house, phase 5 is often provided by this company. However, we do not have enough information about your building project. If this has already been discussed elsewhere, please link to it (but only within the forum), or please carefully complete the form for prospective builders.
