Hello, my wife and I want to build a single-family home in a rural area between Hanover and Hildesheim. We already have a plot of land and need to start construction by mid-2022 and complete it by mid-2023. We have created a room list, resulting in about 170 sqm (1,830 sq ft). There might also be a separate apartment added, which will be clarified in the next few days. Our budget, excluding the land, is around 500,000 EUR (about 540,000 USD) — we could go higher, but we would like good reasons to do so. We have contacted “a few” (20) offices with our basic specifications and asked for reference addresses so we can see houses in person, as they might look different on site than on the website, and not everyone has reference photos. So far, no one has had time (or interest) to engage with us. What could we be doing wrong, or is it currently such a good market that they can afford to choose “higher-end” clients? Or is our project simply unrealistic with our budget?

We contacted only one architect, who had caught my attention in a publication. I wrote to him explaining exactly what I liked about the project shown and roughly what we had in mind. So it was a very personal and specific inquiry, not a general one. This led to a very pleasant exchange. In the end, we did not build with him, but that is another story.
Should the architect only create the design, or also manage the construction?
I know someone who might be interested, but it seems a bit like you want the current Hanover architect? In the end, you have to get along well, and the architect must be able to realize your ideas.
The firm I know also handles detailed planning and construction management. I could offer the latter to you as well.
