Hello everyone,

Our house construction plans have unfortunately been delayed a bit. In the meantime, we have come up with a new floor plan and are curious about your opinions.

Floor area ratio (FAR): 0.4
Gross floor area ratio (GFAR): 0.8
Building envelope, building line and boundary: 12 m x 14 m (39 ft x 46 ft)

Roof style: pitched roofs
Orientation: north
Additional requirements: drainage ditch in front of the building envelope on the south side, 3 m wide (10 ft), with two crossings planned

Cost estimate according to architect/planner:
No exact cost estimate yet; initial figures are approximately 500,000 € plus 35,000 € own labor

Personal budget limit for the house, including equipment:
550,000 €

Preferred heating system:
No specific favorite, but if the conditions including subsidies are right, a ground source heat pump would be welcome again. Otherwise, price-performance ratio is important.

What is everyone doing when building their house? Are you just accepting the first offer at overpriced rates? One of the future neighbors received a quote from a construction company for a 165sqm (1,776 sq ft) house at nearly 2,000 €/m2. That was about 9 months ago.

We don’t know the level of finishes or the scope of work, but even the timing alone would likely add a double-digit percentage increase compared to today.

Construction costs were a completely different matter 9 months ago! Besides, you don’t know what level of fittings and scope your neighbor included in that price. For example, we are only paying 500k to our builder. We are contracting electrical work ourselves, as well as HVAC, bathrooms, tiling, photovoltaic system, and the garage. All of that is additional, and it’s not cheap! You get the point?

Sorry, but I am definitely not here out of boredom, and your post has not added any deeper meaning to my otherwise empty life. I have been active here for years, received many useful tips for my own building project, and above all, I am here to give something back, because a forum thrives on mutual exchange and support.

Currently, a 9-month timeframe is considered rapid in house construction. At the moment, a few prices in the market are stabilizing; for example, my roofer says that lumber prices are still about 2.5 times higher compared to last year. Therefore, a realistic cost estimate is essential.

And to address the boredom some forum members might feel: I believe most people here are professionally busy and well-qualified. They are not here to pass the time but because many have already gone through the entire building process (sometimes multiple times) and are willing to share their experiences. This can be very beneficial and help avoid major planning mistakes, as well as other issues that laypeople might simply be unaware of or not consider. Furthermore, some members also work professionally in this field. So your comment is very inappropriate and offensive, @idasb79.
