Hello experts,

I received an offer from a company for the following masonry: 17.5cm (7 inches) Poroton block plus 16cm (6 inches) external thermal insulation composite system (ETICS). However, I am more inclined towards a monolithic construction and communicated this to the company. Now I received an offer for a monolithic construction made of aerated concrete (Ytong) with a thickness of 36.5cm (14 inches). The additional cost for this is 8000 €.

What do you think?

What kind of ETICS is being applied there if only 0.249 is achieved with 17.5cm (7 inches) Poroton?

Poroton becomes important only in taller buildings, as it can withstand higher loads.

The company mainly builds with ETICS ...

That is likely the cause.

In my opinion, your provider has specialized in this construction method and has naturally negotiated prices with their suppliers accordingly; a purely monolithic wall structure will probably be rarely or never executed by them.

However, I also don’t understand why you would want to deviate from their offer now—especially since you deliberately chose this provider and their offer in the first place? Please don’t misunderstand me, but it’s somewhat like asking an auto mechanic to repair a washing machine. There are indeed providers who, due to their business model and supplier agreements, can offer either one or the other at a reasonable price-performance ratio.

Wouldn’t it have made more sense to look for a provider offering monolithic wall construction from the outset? Therefore, I assume that if you want to build monolithically, you will have to accept the “bitter pill” of extra costs…

Hello building expert. Yes, you are right. I really like the company in many other aspects; except for the masonry, almost everything (except for a few minor details) matches my expectations. Also, through acquaintances, I have received positive feedback about the company. They are capable of building monolithically as well, but the question is whether they want to... Apparently not with this offer.

@DerBjörn: A 12 cm (5 inches) thick EPS external thermal insulation composite system (ETICS) will be applied to the Poroton exterior wall. The thermal conductivity class is 035.

The remaining few centimeters (a few inches) are the plaster.

First signing, then later correcting for whatever reasons

The deciding factor was probably the total price at the bottom right!
In many cases, apart from the building itself, it ends with a standard gas condensing boiler and a solar thermal system that looks good only on paper
