ᐅ One large house or three smaller houses?

Hello,

this whole subject is still very new to me, so I apologize in advance if I have any naive assumptions here and there.

The situation is as follows: three children have inherited a 500 sq m (approximately 33 m x 15 m / 36,000 sq ft (approximately 108 ft x 49 ft)) plot of land ready for construction. The basic question is: should they build a three-family house, or three small houses? The second option must be significantly more expensive, right?

I would appreciate any opinions.

1. What do length and width mean to you? Please define clearly.
2. Open development means maintaining the required setback from boundaries, at least for a group of houses on both the right and left sides.
3. Check the zoning plan or building permit/planning permission to see what is allowed – if open development with single-family houses is specified, then three apartments or a housing group are not permitted.
4. Parking spaces are an absolute minimum of three, preferably and regularly two per apartment/house.
5. A housing group of three houses means three small houses.
6. Please share the zoning plan or building permit/planning permission here.
7. Please share the site plan here.
8. Explain what you actually intend to achieve. Why? Houses generally have a poor return on investment.

Please go through these points and then wait for responses. They will come, even if you might not like them. 😉

Whatever the layperson’s understanding of “ready for construction” might be, 500 sqm (about 5,382 sq ft) of building land and three households will yield at best (floor space index 0.4 / floor area ratio 0.8) 440 sqm (4,736 sq ft) of living space with at least five parking spaces. I would say: don’t waste time on impractical ideas, go to the bank. I see at least one of the three children being bought out, but not all three building.

The term "building-ready land" is used in the development plan. The floor area ratio should be 1, but this is not specified in the version of the development plan available online. The site coverage ratio for all neighboring plots is definitely greater than 0.4.

By width, I meant the side facing the public road.

On the neighboring plots, there are semi-detached houses, each of which is located on a plot definitely smaller than 500 sqm (5,380 sq ft).

One of the three children would also be happy with a smaller living area, say 70 sqm (750 sq ft).

Is a three-story house, if permitted by the development plan, really so unrealistic?

Are you sure you want to live side by side with your siblings for your entire life?

Just because your neighbors have built more than a floor area ratio of 0.4, it doesn’t mean the zoning plan allows a floor area ratio greater than 0.4.

No, it’s not impossible. However, there’s no point in guessing here. If you really want help, you’ll have to show us the development plan.
