Hello,

this whole subject is still very new to me, so I apologize in advance if I have any naive assumptions here and there.

The situation is as follows: three children have inherited a 500 sq m (approximately 33 m x 15 m / 36,000 sq ft (approximately 108 ft x 49 ft)) plot of land ready for construction. The basic question is: should they build a three-family house, or three small houses? The second option must be significantly more expensive, right?

I would appreciate any opinions.

Counter question: How do you fit 3 houses on 500sqm (5400 sq ft)? Tiny houses?

The second option will probably not fit on the plot at all (houses larger than 40 sqm (430 sq ft)). Building setbacks and boundary clearances.

That’s what I meant by naive assumptions...
If the length is 33 m (108 feet), how long can each house actually be built? According to the development plan, it has to be an open building layout.

Theoretically, if a shorter building envelope is not already specified:

33 m (108 feet) length, minus 2x3 m (2x10 feet) due to setback from the property boundary, minus 2x6 m (2x20 feet) for the distance between the houses. This leaves 15 m (49 feet), meaning 5 m (16 feet) depth per house.

With 15 m (49 feet) width minus 2x3 m (2x10 feet) for boundary setback, 9 m (30 feet) remain for the width. This means a footprint of 9x5 m (30x16 feet) per house, with an interior area of max. 8.2x4.2 m (27x14 feet) = 34.5 sqm (371 sqft).
