ᐅ Determining Architect’s Fee According to HOAI – Questions

Hello everyone,

I have a question regarding our plan to build with an architect. His fee is calculated according to the HOAI and the determined construction cost.
Which cost estimate is used for this calculation—the one from design phase 2 or phase 3?

For example, if we say that we will handle the heating installer ourselves, will the cost for this be deducted from the construction sum used to calculate his fee? Or are personal contributions, such as own work, deducted from the determined construction cost so that he receives a lower fee? Or is the entire amount used to calculate his fee?

I hope I was able to express myself clearly. 🙂

The construction price estimated by the architect for the ENTIRE house is taken into account – including heating, windows, roofing, etc.

I find this somehow unfair.
We are currently in design phase 4, and the architect wants to adjust his fee now. He said this is normal because the construction costs are higher than initially estimated.
Well, our project has also become larger. So I think this is justified.
BUT! The architect’s estimate is about 30% higher for all the trades for which we have already received offers. This means his fee is also being pushed up. It’s not very satisfying. It’s also connected to the building permit / planning permission and the financing.
Furthermore, he wants to allocate €20,000 for the garden. However, he is not planning anything for the garden, and this was communicated accordingly.

It depends on your contract with the architect; it’s not that simple to get other people’s money. 🙂
