Doc.Schnaggls10 Mar 2015 09:00Hello,
I can only share our experience with our house manufacturer.
With Weberhaus, it is absolutely no problem to have the basement built by a different company. However, if you are already considering a Glatthaar basement, it makes little sense since the Weberit basement also comes from Glatthaar.
In my opinion, it’s also an important factor to consider whether you have only one or two points of contact in case of a problem, as they might end up blaming each other...

Dirk

What do prefabricated or solid house manufacturers think about having the basement constructed by another company (like Glatthaar) or similar? Are there any issues? In general, prefabricated house manufacturers take a fairly relaxed view; their core business is standard prefabricated houses. Only in recent years have some suppliers—officially to reduce communication channels—started to cooperate with basement builders. This is unofficial, though, because in the past there were quite a few problems where measurements didn’t match, and adjustments were needed on the basement.
For solid house manufacturers, the situation is different from the start. If their general contractor does not build the basement on site, they usually work with watertight concrete components (WU concrete elements) and pour them on site. This service is therefore part of the contractual scope in the signed construction contract. They are understandably not pleased if the basement is provided by someone else and at minimum—if they even agree to such an arrangement at all—require an expert inspection before beginning their work.

charlyuspoll10 Mar 2015 14:49Thanks, but my issue is that the possible manufacturer of a solid concrete house wants to charge €59,000 for a 12 x 10 m (39 x 33 ft) waterproof concrete basement (“white tank” method). I believe that with prefabricated basements, you can get a somewhat better price.

Doc.Schnaggls10 Mar 2015 14:56The basement is probably already (partially) finished at that price (59,000 euros), right?
At least a staircase, electrical and plumbing installations, windows, etc.?
Our insulated waterproof concrete basement, about 9 x 11 m (30 x 36 ft), including the above-mentioned features plus underfloor heating in roughly 34 sqm (370 sqft), as well as tiling and painting work in the hallway, cost around 59,000 euros.

Thanks, but my issue is that the potential solid construction house manufacturer wants to charge €59,000 for the 12 x 10m (39 x 33 feet) WU (waterproof concrete) utility basement. Square, practical, or with many recesses? For a "standard" basement, I would estimate costs around €47,000. Depending on the type of sealing required, an additional €5,000 to €10,000 could be added. So, the quoted price is not completely out of the question.

I think with prefabricated basements you can get somewhat cheaper prices. Possibly, if you consider only the concrete basement. But some earthworks have to be taken into account, and sealing according to DIN standards is definitely necessary. Furthermore, the solid house builder usually will not simply build on top of a basement provided by others. If at all, the basement must first be approved so that warranty issues are clarified in case of problems. That costs money as well.
I can also imagine that the electrician from the preferred supplier will have a say in this …
