Hello everyone,
As the name suggests, we want to build a single-family house. I would appreciate any advice or general feedback on our plans. Here is a brief overview of the key details:
We have received approval from our local authority (71254 Ditzingen) for a single-family house plot. The dimensions are approximately 27.5 meters (90 feet) north-south by 15.5 meters (51 feet) west-east. The buildable area extends across the entire plot, so it would be possible to build a garage, carport, or similar structure right on the boundary. We have been considering building for several years and have also visited a model home park. In principle, we have decided on a prefabricated house. Based on personal visits, reviews, and experiences from our network, we focused on the builders Weberhaus and Schwörerhaus (both offering customized floor plans) and have had initial discussions with both. Given the characteristics of the plot and our preferences, the Artis 300 model from Fingerhaus would also be a good fit. The designs from these builders are quite similar: guest room/office on the ground floor, shower bathroom on the ground floor, kitchen ideally separable by a sliding door but this is not a must, two children's bedrooms, bathroom, and master bedroom on the upper floor. The house would have a basement as well, the plot is mostly flat. One draft features a side entrance on the east with a slightly recessed niche for some shelter and a garage behind it. Would you recommend this?
Now, I wonder if the quality at Fingerhaus (particularly regarding sound and heat insulation) can match that of the other two. In general, I would be grateful for tips on what to watch out for when dealing with these builders and also regarding the expected costs (we do not have concrete offers yet, but they will come soon). Additionally, during my recent search I was impressed by Sonnleitner, mainly because of their emphasis on using mostly wood. Sonnleitner wooden house: I know this is quite a different option, but maybe you have experience with them as well?

So, I’m confident that it will fit together with maybe only minor compromises. To be honest, I need more than just a “little” context to follow your reasoning: which upper floor of which Weberhaus or Schwörerhaus is the ground floor in post #27 supposed to fit with; and why, if you have your own custom design for the ground floor, don’t you at least show the original ground floor and upper floor plans as well?

There is no context, no explanations, no thematic introduction—nothing to serve as a basis. Not even the subforum is appropriate. Instead, information is casually and seemingly without effort scattered in the posts at the wrong points, without first clarifying the background and purpose.
You don’t have to plan every detail, but you should know what is possible and what isn’t, even if you are not planning in detail.

That one is the worst. It’s obvious that this is an attempt to fix something that didn’t work out. You are convincing yourself that it’s great.
To be honest: you currently behave like a child playing The Sims. You build an illogical, digital model house and just drop furniture in with the mouse. A Sim house does have one advantage: if you let your Sims wander in it, you quickly notice tight spots. Sims hate unnecessary corners and obstructed paths that prevent a room from functioning.
Why did you bring Artis into the topic if you don’t like the fundamental concept of the house?
Maybe you should be a bit more critical about your perspective and thinking, and reflect on whether you are suited to be the planner.
Then you should get organized so you can use the forum fully and not create confusion.
It often helps to read through the forum a bit yourself—then many things become clearer and more obvious. And some others have exactly the same problem as you. You see ways to move forward or realize which unanswered questions leave you stuck in a dead end.

You don’t have to plan every detail, but you should know what is possible and what isn’t, even if you are not planning in detail.

What you are drawing does not justify an investment of several hundred thousand euros. Others have tried to hint at this to you.
If the amount you’re spending on your house is not pocket money, start with a meaningful and detailed definition of your goals and describe the benefits the final result is supposed to provide before you begin drawing floor plans. If you find that you cannot create an individual goal definition yourself (and almost no one will help you with this, as this service is usually not paid for), or if you realize that your goals are fairly “standard,” then you don’t need to build something custom but can choose from a wide range of available offers.
Your posts in the forum suggest that you are on a path that is probably enjoyable but not effective.

Because it’s not my design, I have no idea if I’m even allowed to share it, since it’s not my intellectual property.
@wiltshire Well, calling it fun is a bit of an exaggeration—my point was just to have tried it out. It’s not like the sparse drawing is going to be the basis for our house or that it has to be implemented exactly as is. I explicitly asked for ideas and suggestions and am open to changes.
@ypg I don’t know how you usually deal with people or what you do, but that tone is disrespectful. You clearly didn’t read my initial post, which contained two-thirds of the information you asked for explicitly, and the rest could certainly have been inferred. Instead of writing something helpful, you got personal. I had no problem with the partly direct feedback; that’s actually what I wanted. But you clearly don’t want to help—you just want to complain and show how clever you are. That’s why I’m stepping out here. Thanks to everyone else who tried to help, but I don’t have time for this.

The tone isn’t unfriendly or disrespectful, but it doesn’t use the words you expected.
The emperor’s new clothes: These are honest words that don’t sugarcoat what is not good. Truths hurt, and often advice hurts too, especially when it’s that simple. And it hurts when you have to admit that others are right. I help here in this forum often enough.
You are off track with your building project, the Artis house, and since post #29 you have ignored multiple users’ requests.
If this forum lied, saying “great design, you’re on the right path...” and encouraged you in the wrong direction, it could cost you months of planning and result in building a house that doesn’t work.
Well, first lick your wounds and reflect.

But obviously, you don’t want to help, you just want to nitpick and show how smart you are. So I’m out, thanks to everyone else who tried to help, but my time is too valuable for this. Yvonne does not consider her time wasted helping you: with her own drawings and with advice on how to foster cooperative dialogue that motivates helpers in the community. She expresses herself much less ambiguously than I do and does not deserve your biting the hand that helps!
