Hello everyone,

My husband and I (currently without children, but that is expected to change in the near future) are planning a single-family home in the Frisian style with about 160 m² (1,722 sq ft) and a basement. Single-story construction is allowed.
We are still at the very beginning. The plot of land has been purchased, and construction is planned to start next year. We now want to request offers from several builders and architects. For this, we have created a list of specifications outlining what we want in the house, and I have also drafted a floor plan. I would appreciate your comments and suggestions on what could be improved or what we should pay attention to.

The second dining table in the kitchen is pointless. You have the dining table in the bay window just 2 meters (6.5 feet) away.
The nicest room upstairs will be the walk-in closet? Facing south in the bay window and then filling it with wardrobes? I would reconsider that.
Having the large bathroom accessible only through the bedroom? Personally, I find that inconvenient. Especially with small children, since they are bathed in the tub. Then you have to carry them through the bedroom, down the hallway, and into the nursery to dress them under a heat lamp (or create an alternative setup in the bathroom). I also don’t like the access to the walk-in closet and bathroom only through the bedroom, but that’s a matter of personal preference.

The dining area has an interior width of 2.76m (9 feet), which feels very tight.

As far as I know, a single-story design is also allowed if the upper floor area does not exceed two-thirds of the ground floor area (measured from a height of 1.5m (5 feet)). Or am I mistaken?

There is a sliding door between the kitchen and living room because we do not want an open-plan living-dining area due to odors. Having a kitchen table for breakfast and lunch is very important to us, so we don’t have to carry everything there all the time, including smells. That’s why we have two dining tables despite the short distance.

Yes, I also find that a bit unfortunate. I will try to swap the positions of the bathroom and walk-in closet.

You are correct. For better understanding, your floor plan lacks the 2-meter (6.6 feet) height lines and your planned roof pitch with knee walls. Are there any requirements for ridge height or wall height?

I don’t see two dining tables anywhere. Did I miss something?
It’s best to place the cooktop and the sink on the same side. Otherwise, you’ll keep running across half the kitchen.
Maybe even consider putting both on the island. That would save some unnecessary steps.
