I am planning a two-family house near Augsburg. There will be two apartments, each about 100 m² (1,076 sq ft), one above the other.
I have now received a rough plan from my draftsman. What do you think about the room layout? The plot is 600 m² (6,458 sq ft) and is longer than it is wide. The house will include a double garage and a basement. At the moment, I prefer option 1, although the missing second children’s bedroom (which could be a problem for renting) might be an issue. What do you think?
I will live in one apartment myself, and initially, my parents will live in the other. In the long term, it might be rented out.
I would appreciate any suggestions for improvement.

These are very few initial details for a reliable answer to a question:
For me, both designs would be rejected immediately because they both have a hallway that is a never-ending dark corridor. I did not look further because that would be unacceptable for me in a modern new build.

We have a pinned post in this section. It would make sense to follow that. For example, it includes a site plan where you can see how the plot and the house location fit together, showing features like terraces, balconies, their orientation, and so on.
Just as a side note: the living areas are about 106/107 sqm (1,141/1,151 sq ft) in one version and just under 110 sqm (1,184 sq ft) in the other, plus the stairwell.
Does the plot allow for this kind of development?
I agree with the comment about the long hallway and would add that, for example, the bedroom options are quite large at 18 to just under 20 sqm (194 to 215 sq ft), but they don’t allow for 3-meter (10 feet) wardrobes.

To get good feedback, you should present the entire project; there is a well-known questionnaire for this purpose.
