ᐅ Plot of land next to a main road, noise concerns?

Hi,
I actually don’t want to build a house because I find new housing developments too boring, the building regulations too strict, and the plots too small.

However, I have looked at a building plot. It is a gap in a commercial area, 8m (26 feet) wide and 125m (410 feet) long. Market value is 25,000 euros. It will be auctioned soon. That is well below the local average, but I assume this is mainly due to the location in the commercial area and next to a main road?

There is a problem though: one side of the 8m (26 feet) border faces a busy main road with a lot of noise. But I want peace and quiet both inside the house and in the garden.

Could this be solved somehow through appropriate building design or placement?

I’m free to decide on which side to place the house and garage. I’m thinking of a spacious garage plus a roughly 100 sqm (1,076 sq ft) house. It should be a bungalow/timber frame/wooden house/Frisian house/Swedish house.

With everything included, I don’t want to spend more than 200,000 to a maximum of 250,000 euros. Is that even realistic?

So, there is no noise coming from the commercial area. I currently live just one street over, and it is completely quiet here. However, I do not live on the main road.

Sure, for a dog racing track or a one-hole golf course. But beyond that, it gets quite limited.

Have you already looked at a house of your choice to see what you want to install on it?
All the houses we viewed were always between 8–11m (26–36 feet) wide. At that width, the plot and possibilities can become quite limited.

Is it even allowed to build a residential house there? Residential buildings are usually only permitted in mixed-use zones, while commercial zones remain for commercial purposes. Possibly a small apartment as a secondary use...

There are already designs for narrow houses, and building magazines often feature such special designs.

Hello, we now live 100m (330 feet) away from a major federal road. The house closest to us in our new development is 20m (65 feet) away. However, there is a sound barrier wall between the road and the houses that absorbs a lot of noise. We also had to build with appropriate soundproofing, especially for the windows and the sound-damped ventilation inlets. We only hear noise at night when a motorcycle accelerates or when the federal border patrol stationed here drives out with their water cannons.

In our previous apartment, we lived 20m (65 feet) away from a busy four-lane federal road, close to an intersection. There, the planting was designed so cleverly that we only occasionally heard motorcycles accelerating hard or sudden braking. So, the noise level wouldn’t shock me – just build as far away as possible and then plant bushes or hedges that possibly keep their leaves even in winter.

Regarding the 8m (26 feet): we now live in a semi-detached house that is 6.5m (21 feet) wide. No problem there. But you need to carefully find out which minimum distances you have to maintain, and the soundproofing will probably make the house more expensive than you expect. So you can only calculate a house of your choice with the development plan in hand before buying the plot.
