However, as mentioned before: wherever a staircase leads upward, sufficient headroom is required on the next floor. I don’t know of any roof terrace that doesn’t have an additional small room or stairwell at the top. If this space is intended as an exit, it must also cover the second half of the staircase.

A small shower bathroom on the ground floor is sufficient, but ventilation to the upper floors and proper waste disposal must be considered.

First, I would plan a spacious cloakroom at the entrance with 3 meters (about 10 feet) of continuous wardrobe space. Then, the kitchen could be placed on the right (central) section as a walk-through room.

The living area, at over 25 square meters (about 270 square feet), is generous and should still be furnished with a dining table here.

Overall, many things should be feasible if you accept that at least the 17 x 6 meters (56 x 20 feet) dimensions are accurate. However, you cannot expect too many drastic changes. I also see the roof terrace as currently not feasible or practical.

It’s obvious that this was not planned by an architect. The exterior walls are far too thin, and there are several other mistakes. The comment regarding the technical room is also justified: somewhere the ground heater and fuel must be stored. Everything is thought of too naively and designed accordingly.

I’m really looking forward to your ideas! The building currently consists of three large rooms without any fittings, except a staircase next to the entrance under which there is a shower bathroom. Everything else is workshop, storage, or office space.

I would really like the roof terrace, but I can well imagine that it may not be approved. If the neighbors object, we will likely stick to adding another floor and probably still purchase the property.

There are windows that could be used both as skylights and exits. So an additional structure on the roof might not necessarily be required.

If the terrace is omitted, more space becomes available that I would try to use by taking advantage of the high permitted knee wall of 75cm (30 inches), creating more rooms and bringing a lot of light into the house with large roof windows.

I could imagine the children using ladders to reach further retreat areas above their bedroom ceilings.

I have already started drawing furniture to scale on the plan, which, as you correctly pointed out, was not created by a German architect. This was really just an idea or feasibility study for me, and I find many ideas interesting. I also recognize that it is far from optimal.

I wouldn’t mind if the kitchen with dining area was moved to the first floor or if the dining room was combined with the living room. Here is my (unfinished and unsuccessful) attempt.

I think it is reasonable for one child’s bedroom to be shared, since I also need a home office. I am open to ideas about this.
