ᐅ New Construction – Costs and Experiences with Plumbing and Heating?

Hello everyone,

I’d like to gather your experiences regarding plumbing for the construction of a new single-family or two-family house to better estimate and verify the costs.

First, a brief overview of our planned project:
Two-family house with timber frame construction
About 160sqm (1,722 sqft) of living space over two floors, no basement, separate technical room of around 12sqm (129 sqft)

Regarding heating and plumbing, the plan includes:
Two bathrooms measuring 12sqm (129 sqft) and 6sqm (65 sqft)
Air-to-water heat pump
Underfloor heating throughout the entire house
Central ventilation system

The quoted costs, including labor but excluding bathroom fixtures, are just under €80,000.
How do you assess these costs? Do you currently have similar projects and could provide some insight into your approximate expenses?

I’m a bit surprised, for example, to find the heat pump model about €3,500 cheaper online.
Also, the ventilation system at around €11,000 seems quite high to me, but honestly, I lack the experience to properly evaluate this.

What exactly is included?
Insulation under the underfloor heating, heat pump, ventilation system, water pipes, sewage pipes, and specifically what is included in the bathroom(s), etc.

Insulation beneath the underfloor heating is provided by us or the floor installer.
Complete rough-in plumbing, including wastewater and water lines.
Heat pump and ventilation system from Kermi.
Fixtures and sanitary ware are not included in the price; we estimate an additional cost of around €10,000.

Where/how do you purchase these items in Poland? Can you recommend a manufacturer/supplier?
