Hello, I have the following situation:

On a property, there are among other things "two" solid houses.
House 1 was built first. After a few years, House 2 was added to it.
Both houses share a common roof, an attic (converted in both houses), have separate entrances, and are only separated by a heating room.

Can this be considered a semi-detached house?

Both houses have a ground floor and an upper floor. On the ground floor, a heating room is located between house 1 and house 2, whereas the upper floors directly adjoin each other.

There is no condominium association; there is only one owner.

This was even explicitly regulated by law in the past.

Definition as of today (and formerly in the land use ordinance): Two houses built next to each other, but legally and in terms of infrastructure completely separate, located on TWO separate plots of land.

Therefore, your question cannot be answered definitively. If both are located on one parcel, it is not considered a semi-detached house.

However, these are all technicalities. Regional building regulations and zoning plans may also be important in case of doubt.

What is the background of your question? Ultimately, it does not really matter what name you give it.

The question is: Is the plot divided? If so, then it consists of two semi-detached houses. Otherwise, it is a two-family house.

Background: In my case, a residential building insurance for a semi-detached house is cheaper than taking out separate insurance policies for each house.
