ᐅ Small Plot, Narrow Driveway – Required Space for Turning Around

Hello everyone,

We have purchased a backland plot in the city and would like to start building on it now.

Our problem is the 3-meter (10 feet) wide and 25-meter (82 feet) long driveway.
As can be seen in the picture, a swept path curve has already been drawn to the lower area, so that we can reach the 90-degree, also 3-meter (10 feet) wide driveway in front of the house.
However, we don’t want to have to back out of this long driveway forever and definitely want an option to turn around both from the garage at the top and from the parking space in front of the house below.
Since the plot is already small and we want to keep as much garden space as possible, we are reluctant to move the house further east.

Are there also reverse swept path curves that show the driving route?
How much space do we need? Is the swept path already drawn sufficient to turn around with a single maneuver?
Personally, I see the problem more from the garage at the top than from the parking space. Do you agree?

We need to split the front part of the plot soon, and therefore we have to determine exactly how much space we require.

Our car is an Opel Astra (approximately 4.4 meters (14.4 feet) long).

Or do you think a diagonal line would even be more practical?

Oh, sorry.
The house has exterior dimensions of 11.4 by 8.8 meters (approximately 37.4 by 28.9 feet), but it will likely be about 0.3 meters (1 foot) shorter or narrower.
The plot, excluding the driveway, is only about 360 m² (3,875 sq ft), and the house would be just over 9 meters (30 feet) high.

Since the neighbor is still in the planning stage... have you ever considered a duplex? It would make much better use of the limited space. 360sqm (3,875 sqft) is simply very little for a detached single-family house.

We had also considered the duplex, but the other party was rather against it.

Isn’t it understandable to minimize the front yard on a small plot of land and use it only as a parking space, with a carport placed on the north side?
It is certainly a matter of personal taste whether someone prefers a garden or a larger driveway, but surely both can be understood, right?

Of course, it is understandable to want to optimize the garden. However, this cannot be achieved simply by dividing the plot in half and placing two houses each with a 3m (10 feet) setback from the boundary. One solution worth considering would be to share the parking spaces for both houses at the street and then build a duplex on the remaining plot. This way, you avoid the hassle of a rear access driveway, save space because the pathway to the house can be much narrower than 3m (10 feet), and you save on boundary setbacks. A 360sqm (3,875 sq ft) plot is not large enough for a detached house; it is more suitable for semi-detached houses. Both you and the neighbors should be aware that with such a small plot, there will be no more privacy than with a well-designed duplex.
