ᐅ Aligning a House on a Plot: North-South or East-West – What to Consider?

Hello everyone, we have a plot of land of 1178 m2 (12682 sq ft). We would like to build in a way that allows for a second house in the future—as an option only, without any concrete plans at this time. We are currently considering four "sketched" layouts. Our current preference is the red option, oriented north-south on the west half of the plot. We believe this would provide good natural light. Alternatively, we are also considering the green option, oriented east-west on the south half. In our opinion, the other two options don’t make much sense. If a second house were added, we would be quite "sandwiched" here.

Any thoughts on this?

Once that’s clarified, try out some options. But not like shown above—instead, use graph paper marked in millimeters. You can buy it or print it yourself. Work with scale-accurate templates for two parking spaces or a carport/garage. Keep in mind the rules of the state building code and the local development plan/planning permission. Take photos of your attempts (also include the other house with parking space in your plan) so you can compare them.

It is helpful to have a plan with at least one dimension. If there is no site plan, then a plan of the surrounding area should be available. Is the property on a slope?

Are you the owner of the land?

Could a semi-detached house be an option for the future?

So, I contacted the local council again today.
The plot can be subdivided; for example, the neighboring plot has already been divided. Additionally, in this development area, there are examples for nearly every deviation from the building plan, regarding number of floors, roof orientation, etc. There are single-family houses, semi-detached houses (duplexes), and multi-family houses. In the past, the district office has generally followed the council’s decisions.

The plot belongs to us; it is just under 1200 m² (approximately 13,000 sq ft), about 35 m (115 ft) wide and 35/30 m (115/98 ft) long.

A semi-detached house would be an option, but a detached house would be preferable.

However, the main question remains whether it is better to start planning the floor plan with a north-south or east-west orientation to achieve good natural lighting conditions.

That is a commendable, but not self-evident, understanding of the subsidiarity principle ;-)

How likely is it that a second house will be built on the property? The more likely this is, the more the second house needs to be taken into account.
Also, it might be worth considering photovoltaic systems.

No matter how the property is divided, the resulting lots will be about 15 to 17 meters (50 to 56 feet) wide, so you have to keep the setback regulations in mind, which must be followed.

A bit more clarity on how the houses on neighboring properties are positioned, including garages and terraces, would also be helpful.

What does the small special plot at the lower right of the plan represent?

Here is a slightly larger section again. The special plot in the lower right corner has belonged to an energy company for decades as an option for building a transformer station. The small plot opposite it (to the west) is a playground.
The second house is currently rather unlikely, but the children might possibly build there in the future.
In the basement, we would like to have as much open space as possible, and the main question right now is whether it’s better to have a long north-south side or east-west side. For photovoltaic systems, the first option is obviously more favorable, but are there other aspects we might not be considering?

We have already printed everything out at a scale of 1:100 and are now placing cardboard cards, but the fundamental question about orientation remains unresolved.
This issue would probably arise even if the option of a second house did not exist.
