We are already homeowners (purchased an existing property) but are now possibly planning a new build.
We have visited several prefab house manufacturers so far. Solid construction builders will follow.
The result of all these discussions is that we feel uncertain because the prices for comparable turn-key houses vary greatly and are difficult to understand.
I would appreciate some honest opinions and suggestions regarding our cost breakdown to find out if it is realistic or if we are budgeting too tightly.

First, a brief overview of our wishes:
Single-family house KfW 70 standard: 150-170 m² (1600-1830 sq ft) total living area, including basement
Roof pitch 28°, knee wall about 150 cm (5 feet), many large windows.
Cost breakdown:
Turn-key house without own labor €220,000
Basement: €38,000
Waterproof concrete basement (white tank): €13,000 (apparently necessary price?)
Additional costs: €35,000
Garage: €20,000
Basement stairs: approx. €5,000
Total price: €331,000
Additionally, courtyard and garden about €15,000–20,000 (these will be DIY)
Detailed additional costs:
Gas connection costs €982.00
Electricity connection costs €1,480.55
Water and sewage connection costs €2,743
Soil survey costs €500
Surveying costs €2,582.30
Building permit / planning permission €600.00
Structural engineer inspection costs €2,000.00

Based on 160 m² (1720 sq ft), the new build should require about €248,000; another €45,000 for the usable basement. The cost for the waterproof concrete basement (“white tank”) depends on the soil conditions assessed by the geotechnical engineer. It can be €8,000 but also €12,000. Garage costs depend on the type and size; basement access costs about €7,000 without finishing.

Set aside an additional 10,000 to 15,000 euros for unforeseen expenses, and it should be feasible. There are, of course, significant price and quality differences when it comes to houses. Many builders use the term "turnkey" with the clarification (excluding flooring and painting). You should budget extra for these. Depending on the number of windows, the front door, the amount of electrical work (LAN, cable, satellite, bus systems, electric roller shutters), and other features planned for the house, the price can increase substantially. However, for 220,000 euros you should be able to get a solid house with a standard finish starting from the top of the floor slab.
