Hello,

I have to admit that we approached the house construction quite naively...

We have already signed the detailed construction plans, and now the construction company wants us to waive our right to special termination in writing – is that even legal?

Now to the main question: we signed a fixed price contract (turnkey), but the site manager said that the price might change again after the structural engineer's calculations???? I mean, we won’t make any more changes to the plans, and we have already budgeted with the bank based on the known price – is this normal? It feels like buying a pig in a poke!

I can't state it exactly, but it would have been waterproofed. Additionally, DEKRA inspects the construction with

A "black tank" refers to waterproofing made from thick bitumen coatings, bitumen membranes, or plastic sheets. So what exactly was the main contractor asking for an extra payment for, again, in the mid-five-figure range?

According to online sources, a waterproof concrete basement costs significantly more than 25,000 euros (plus 3,000 for structural engineering). They charged that amount for a "normally" waterproofed basement.

I meant asking for extra money for a tanking system if you already have one included in the original offer, according to your statement. I have a watertight :-D waterproof concrete basement made of cast-in-place concrete myself.

That doesn't help you at all, honestly... you simply don't have enough financial reserves for this project, period.
