Hello,
I have to admit that we approached the house construction quite naively...
We have already signed the detailed construction plans, and now the construction company wants us to waive our right to special termination in writing – is that even legal?
Now to the main question: we signed a fixed price contract (turnkey), but the site manager said that the price might change again after the structural engineer's calculations???? I mean, we won’t make any more changes to the plans, and we have already budgeted with the bank based on the known price – is this normal? It feels like buying a pig in a poke!

Just the disposal alone (soil from the basement excavation is already contaminated if biological material is found) including landfill and soil contamination testing, plus possibly needed sheet piling (2,000 euros per meter / about $610 per foot), will most likely wipe out your 50,000-euro (about $54,000) contingency fund.
I honestly wouldn’t be able to sleep anymore.

Just as a side note – with Hein von Haiden, the city villa with a basement would have cost me 530,000 euros (€) (over $560,000)!! More than 100,000 euros (€) (over $105,000) extra, and I wouldn’t have been allowed to change the wall layout, only build exactly as shown in the catalog.
