ᐅ Ceiling to the attic floor – is wood or concrete more cost-effective?

Good morning,

I am currently gathering quotes for a two-family house (two living units stacked vertically). Five providers, 20 opinions. I was told that a concrete ceiling towards the (unheated) roof is cheaper than a timber construction?

Is this a price driver or is there some truth to it?

We are not familiar with the quality of your planning. Generally, a wooden beam ceiling is more cost-effective. However, many general contractors primarily specialize in structural work (masonry and concrete), offering concrete ceilings as their own trade while subcontracting the wooden ceiling (as already mentioned). Therefore, the price difference can actually be a margin difference in reality (otherwise, it would usually tend to go the other way).

If this is the ceiling between the two dwelling units, it should always be concrete. In my opinion, this is also the more cost-effective solution in a solid (or masonry) house.

No. It is about the top ceiling below the cold attic. That is why there is a suspicion that the general contractor is trying to shift additional on-site costs onto the original poster.

The concrete ceiling offers clear advantages over a wooden ceiling. Stability, no movement in the ceiling like with drywall ceilings, sound insulation, durability, and more.

But of course, there are also advantages to a wooden ceiling, as I already explained in "Plan change: from a concrete ceiling to a wooden ceiling."
