Hello,

we have purchased a plot of land near Stuttgart and submitted a building permit application. Unfortunately, the cost estimates keep increasing.
The project is a single-family house with a living area of 250 m² (2690 sq ft), including a double garage and basement, KfW40+ standard.

Can anyone recommend a construction company in the greater Stuttgart area?

The countertop would have to be about 25m² (270 ft²) to reach that weight... I doubt that.

We chose Heinz von Heiden. They had the lowest price. However, you really can’t directly compare prices. Once you decide, you end up paying 10,000 euros or more in selection costs or want this and that added on top.

What is even more important is: What does the builder estimate for additional construction costs (Baunebenkosten) and which items are included in those costs? For example, Heinz von Heiden puts 20,000 euros of flooring and painting costs straight into the additional construction costs, along with earthworks, surveyor fees, and much more.

We started the process with Heinz von Heiden quite early, compared them in parallel with others, and held discussions (see my list above). Our advisor was very helpful, generous with his time, invested around 10 hours before contract signing, was very competent, and was only a 12-minute drive away. The advisor was also very transparent with pricing*; we could clearly ask verbally: What does a larger door cost, what is the extra charge for KfW40 standard, what are the additional costs for blinds, etc. All this led us to stay with Heinz von Heiden.

It has to be said that the standard at Heinz von Heiden is partially low; for instance, you cannot select aluminum front doors, and the upgrade options in the online customer portal are not particularly stylish or attractive. To be fair, I don’t know what the standard is like at other builders, as I did not attend preliminary selection meetings with them.

Once construction begins, as mentioned earlier, I will provide some updates. The final major planning meeting is mid-March (contract was signed at the beginning of December).

(*Note: Fingerhaus was the most transparent company of all; they sent us a detailed construction performance description with exact prices for the requested additional options in a PDF – wow! Video consultations were also easily arranged. Others were much less flexible.)

@HoisleBauer22 could you briefly list which providers you contacted, how far along you were in the "process," and your overall impression? It doesn’t need to be detailed, just a short sentence per provider. Thanks.

We are currently halfway through our construction phase, and there are both positive and negative aspects. I need to think about how and when to share this here. You never know who might be reading and how it could affect the ongoing collaboration.

I’m not exactly sure how far along in the process we are either; we’ve only had one meeting each with the first four companies (Kampa, Streif Haus, Fingerhaus, and Weberhaus) as well as with HEFA Massivhaus. And, of course, we’ve been in contact with Heinz von Heiden from the beginning. The details are all in my list.
