Hello!
Here is the picture first, it’s about plot 12.

This plot is being considered by us, and we need to confirm or decline by Monday.
The location is ideal for us, the price is right, and the size is good by today’s standards.
The only issue for us is the orientation of the plot. My wife and I dislike heat and too much sun and don’t want a terrace facing south. North is too dark for us as well. East or west would be preferable, but the plot doesn’t seem to really allow that.
Currently, the idea is to place the “main terrace” on the north side and build a second, smaller terrace in the bottom south corner.
The building area on the plot is 18.5m (61 feet) wide (within the dashed line).
Maybe a few ideas from you could help us move forward ;-)
Thanks for your help.
Best regards, Henning

I would say that anything is possible, at least based on the limited information you provided. It depends on how big the house is going to be and how large the terrace should be.
The building area is 18.5 m (61 feet), minus, for example, a 12 m (39 feet) house, leaving 6.5 m (21 feet) for the terrace. That should be enough.
With such a large plot, these are really luxury problems. I honestly don’t see the issue 😎

Bertram10028 Jan 2022 17:24North-facing is really great if you’re not too keen on strong sunlight (haha). If the buildings aren’t too tall, the sun rises over the house, so you still get some sun. Don’t be put off by the north side. There is light there too, just not the blazing sun.
We have a similarly sized plot and placed our house quite far to the east and south. There is still plenty of sunlight in the garden from the north. Since our house won’t be particularly tall, the question for us is more about where to find shade. There is plenty of space to the east as well as with the other neighbors, so you could position the house to the west and then avoid intense western and southern sun all the time. With the size of your plot, you certainly won’t be sitting in the dark.
