ᐅ House construction planning: realistic cost estimate for a semi-detached house?

Hello everyone,

We are planning to build a semi-detached house and currently don’t know what the neighbor intends to build.

We are thinking of about 150 square meters (1,615 square feet) and would like truly separate walls between the houses, as we want to be able to play the piano or vacuum in the middle of the night, roughly speaking. Are there special insulation options for walls between the units? We are also considering whether to go for a solid construction or a prefabricated building, as well as the level of finish, and whether doing some work ourselves with help from family and friends could save money...

Does anyone have a rough idea of the price range for something like this?

For smaller plots, this might be a reasonable guideline, but not for larger ones. That would mean spending 130,000€ on our outdoor areas. But it wasn’t that bad, despite a significant slope, terracing, L-shaped retaining walls, 3 terraces, lots of planting, driveway, outdoor stairs, lighting, and so on. However, I believe for an average-sized plot with complete landscaping from a garden landscaper, a ballpark figure between 40,000€ and 60,000€ is realistic. With a slope, costs can quickly be even higher.

A 1,300 sqm (14,000 sq ft) garden is no longer really "normal" either 😉. For standard building plots up to around 800 sqm (8,600 sq ft), meaning garden space of about 650 sqm (7,000 sq ft), it fits quite well. In that case, you wouldn’t be far off from your estimate. Although with 40,000 EUR I wouldn’t know how to manage a nice garden, driveway, terrace, etc. if you hire it done – an energy-efficient mortgage (EEM) helps a lot in that regard.

I already shared a lot of information with you about this basic issue elsewhere yesterday – now you have found your way to the forum where you can read through the examples of @goalkeeper (and also @MadameP). Additionally, using the forum search with the term "mortar blob" will lead you to several threads discussing soundproofing issues in terraced and semi-detached houses.

The keyword here is "party wall," which for some time now has not actually been a "shared" wall for both halves.

… usually, it is the incorrect DIY installations on the floors that cause problems, where the floating screed or floor covering ends up connected or in contact with the exterior wall, resulting in sound transmission through the wall.

We are currently building an extension onto our existing house, 140m2 (1,507 sq ft), with two full stories and no extras. According to the current plan, the costs are around 480,000€. Flooring, tiles, bathrooms, and the garden will be done by myself but are already included in the price. The actual pure construction costs, according to the contract, amount to 380,000€. However, there will be two separate residential units which we will rent out.
