Peter_81Hello everyone,
We are planning to build a turnkey solid construction house (with a basement) in the Heidelberg area (Schwetzingen, Oftersheim, ...). Initially, we considered building with a large provider like Kern-Haus or Viebrockhaus. However, the reviews here in the forum have changed my mind.
Therefore, we want to find a local general contractor (GC).
Can you recommend any good GCs in the Heidelberg area?
Thank you very much in advance.

Just to be sure: Do you already have a plot of land?Yes, the plot of land will basically be available soon.
General contractors (GCs), which have been mentioned several times here in the forum:
- Weton
- Geiser
Has anyone had positive experiences with them?

Can you recommend any good GCs in the Heidelberg area? Take a look here:
https://www.hausbau-forum.de/threads/erfahrungen-mit-bautraegern-rheinland-pfalz-empfehlungen.30286/page-3 – but why look for a GC upfront? Let the tender process decide, after you have planned with an architect (the learning experience of moving away from the big names shouldn’t be the last).

Let the tender process decide after you have planned with an architect (learning not to rely on the big names should definitely not be the last lesson). What do you mean by “letting the tender process decide”? Awarding trades yourself? If that’s the case, it’s definitely not an option for me. I’ve heard too many negative experiences from friends. Prices often skyrocketed during construction. That’s why I want to be involved as little as possible, especially since I don’t always have the technical knowledge.
Thanks for the link, I will take a look.

How do you mean by "tenders result"? Are you referring to awarding contracts yourself? If so, that is definitely not an option for me. I meant that a tender process shows whether general contractors respond (based on experience, this is usually the case if you follow my recommendation not to exclude such applications). Traditionally, the tender is prepared by the architect in charge of the planning. You can also be supported by other service providers for this — as long as it’s not the one mentioned in the thread https://www.hausbau-forum.de/threads/ausfuehrungsplaene-geaendert-ohne-absprache.41669/. Currently, I personally do not have available capacity for this (the earliest I could take this on would be after Carnival). Peter_81 schrieb:
I have had too many bad experiences with this among my friends. Prices sometimes exploded upwards during the construction phase. Then those friends made (unfortunate but simple and avoidable) mistakes in their tender processes. Peter_81 schrieb:
Therefore, I want to handle as little as possible myself, since I partly lack the technical expertise. For tenders, you need more experience than (construction) technical knowledge. That comes more into play during site management, which I also recommend assigning preferably to the architect responsible for the planning — but there are also independent specialists available for that. Yes, the plot is basically almost secured. *ROTFL* *SCNR* You should clarify what a "basically secured" plot means (?) Peter_81 schrieb:
General contractors mentioned here in the forum in several places: - Weton - Geiser Has anyone already had positive experiences with them? I don’t recall reading about Geiser here, nor have I met them myself yet. Regarding WETON, if I remember correctly, @Curly built with them satisfactorily (and I also tend to consider them recommendable).https://www.instagram.com/11antgmxde/
