ᐅ Recommendations for General Contractors in the Heidelberg Area

Hello everyone,

We are planning to build a turnkey solid construction house (with a basement) in the Heidelberg area (Schwetzingen, Oftersheim, ...). Initially, we considered building with a large provider like Kern-Haus or Viebrockhaus. However, the reviews here in the forum have changed my mind.

Therefore, we want to find a local general contractor (GC).

Can you recommend any good GCs in the Heidelberg area?

Then these friends made (unfortunate, but simple and avoidable) mistakes in their tenders.

Preparing tenders requires more experience than (technical) expertise. That’s more relevant during construction management, which I also recommend assigning to the designing architect—but there are also independent specialists available.

I don’t recall reading about Geiser here yet (nor have I met them personally), and as far as I remember, @Curly had a positive experience building with WETON (and I tend to also consider them recommendable).

Thanks for the information; however, building with an architect is still not an option for me. Thanks to your link, I also came across Massivhaus Wonnegau and Kreativ Massivhaus. I will take a closer look at these providers. It seems that people generally have positive experiences with them.

You’re welcome. I just double-checked whether the references for Wonnegau are still as reliably verifiable as I praised them nineteen months ago – and they still are 🙂

For the benefit of interested readers, please explain why.
I mentioned the reasons earlier. Construction costs with architects have without exception skyrocketed among my circle of friends, whether it was a new build or a major renovation. Either the planning was poor or the initial estimates were too optimistic. Based on these experiences, I do not feel comfortable building with an architect, so that option is definitely ruled out for me.

So you said earlier that managing the trades yourself was not an option for you because it became too expensive for your friends. And now you give the same reason for building with an architect.

If both are true at the same time, then planning with an architect and self-managing the execution must have unexpectedly become expensive in the end. That can only mean that reality exceeded the cost estimate. Which architects this applies to, I just explained again this week, namely: 1. those with little experience due to very recent self-employment; 2. those with little experience because they returned directly to university as lecturers after graduation (and only occasionally plan a single-family house as a side job); 3. those with outdated experience because they are basically already retired.

But I just advised you against exactly this double error combination. Instead, the recommended procedure is: planning, tendering, and construction supervision all through the same architect. This immediately filters out the "only up to phase 4" types. And a professional tender avoids the typical, classic, and unfortunately frequent mistakes when awarding contracts by non-professionals. "Architect only up to the building permit / planning permission stage, and then getting bids yourself" is THE "guaranteed disaster combination" – which is why I never tire of warning against it.
