ᐅ Bungalow Flat Roof – Reinforced Concrete vs. Wood

Good evening,

we are planning to build a bungalow with a flat roof. Some providers want to construct the flat roof using wood, while others use reinforced concrete. In our opinion, reinforced concrete is safer because wood naturally expands and contracts (affecting tightness, etc.), but reinforced concrete is also significantly more expensive.
What are your experiences?

For future remodeling plans, such as a finished attic, I would recommend using reinforced concrete and having it designed structurally from the start – otherwise, you’ll regret not doing it that way later on.

Not necessarily – timber beam ceilings can be very well adapted for conversions.

Wooden ceilings are quickly completely damaged when water leaks occur. The insulation has to be removed entirely, etc.
There is really no question about it. In our new development area, there are dozens of flat roofs, and except for the prefabricated houses, no one has chosen wood.

We now have a solid construction company that would of course use reinforced concrete. Then two prefabricated house suppliers, one with reinforced concrete and one with wood. The one with wood is quite a bit cheaper for the same project (otherwise similar quality), but we still have doubts whether we might regret it later.

But please don’t tell me it’s a bungalow just to avoid the stairs and a flat roof because it’s the simplest option :-)
