ᐅ Is Demolition of the Existing Basement Necessary or Not?

Hello Forian community,

I have a question: a plot of land with an old basement. The house was demolished a long time ago. Now the plot, including the old structure, is being sold.

Am I required to demolish the old basement completely in order to be allowed to build? I would only want to partially demolish the basement.

I believe that if the basement has a solid structure and is load-bearing, you can build a house on top of it again. There was a house on it before, after all. In general, there should be no reason against it.

A demolition permit is just a permit and does not itself impose an obligation to carry out the demolition. What is not demolished logically still counts toward the floor area ratio and setback requirements. Please explain more about the purpose of the partial demolition.

The intention was actually to build the new house almost entirely next to the old one, which is why only a partial demolition is planned. The main goal is simply to save costs.

If the floor area ratio applies, I would need to recalculate that. At least a carport should be placed there, and having the cellar underneath wouldn’t really bother me.

Therefore, I wanted to know if I have to demolish the cellar ruins.

Oh, no, underground or filled-in areas do not affect the floor area ratio for the old Roman fort.

Everything is possible! An architect or structural engineer should check the structure. They will probably support a carport 😉
