Hello everyone,
our municipality will soon be selling building plots in a new development area. We are currently trying to select the "best" plots... I know, that sounds very optimistic... but in the application we have to name 5 building plots that would be suitable for us.
Of course, the plots at the edges with an unobstructed view of fields and vineyards are the most sought after. Below I have attached a screenshot showing the 2 (in my opinion) best plots (the plan is oriented north). We would like to take advantage of the beautiful view and install a large window front (a kind of glass façade) on the west side. On the south side, we want a lift-and-slide door (about 400cm x 250cm (13 feet x 8 feet 2 inches)) – marked in red on the picture. The distance to the property boundary would be only about 5.5m (18 feet).
The house should be an Energy Efficiency House 40 (Effizienzhaus 40). My husband is a bit skeptical about the glazing on the west side. He thinks the window front should be on the south side – but there we would not have a free view...
There are also 3 plots with neighbors on the south side. The problem there is that the house would be positioned a bit lower and the free view would be about 1.5 to 2m (5 to 6.5 feet) above the single-family house. So, you would have to look upwards or plan the living room on the first floor.
What do you think? Would having the glazing on the west side be a deal breaker for an Energy Efficiency House 40? Textile sunshades are planned.
We intend to consult an energy advisor only after we have a confirmed allocation for a specific plot.
It is important for me to start thinking early about a potential building plot – with all the pros and cons...

You know that building directly on the plot boundaries is optional, not mandatory?
Or could it be that space might be tight because you’ve already chosen a specific house model? That’s usually not recommended... 😉
If you could provide exact measurements, people here might be able to ease your concerns. No one measures the lot’s width or depth, or the exact location of the building area, just by looking at the screen.

No, of course we haven’t chosen anything yet. The planning will definitely be done with an architect, and only after we receive approval for a specific building plot.
However, I already have a clear idea of how the house should look – a modern barn style, without eaves, no basement, but with a double garage, large window front at the back...
The new development is in a rural area, so I don’t want to build a boxy townhouse or a pseudo Bauhaus-style house. It should be something modern but fitting to the surroundings (there are many old half-timbered barns nearby). A solid wood house would also be a welcome option.
Since barns tend to be narrow but long, I’m wondering if these plots just aren’t “short” enough...
It’s really not an easy decision...

I like barns (ours is 15 x 8m (49 x 26 ft) :-) ). So, again, the question about ridge orientation: north-south would direct everything toward the garden/vineyards and separate you from the street side.

And what about the development plan / zoning plan? Or did you already mention it?

Ridge direction... I have to think for a moment... sorry, I’m a woman... 😉 The slopes facing south and north? Or lengthwise towards the street? We would like to install photovoltaic panels, so I would need a large roof surface facing south...

They are not officially specified yet. The tender starts in mid-March.
I printed the zoning plan on DIN A3 size and measured it with a ruler 😉 it should be around 20 x 24/25m (66 x 79/82 feet)...

Maybe just post the exact wording from the zoning plan, without your interpretation?!
