Hello everyone, I hope I completed everything correctly. Attached is our design as it stands so far. The plot will be purchased soon, and our appointment with the architect is in May. I hope we are well prepared and would like to hear your opinions, ideas, and especially any criticism.
What still makes me a bit uncertain is the placement on the plot, as we placed the house quite centrally. Most houses tend to be positioned close to the street. According to the development plan, shrubs and trees must be planted in the rear area on a 5m (16 ft) wide strip, and we must also keep a 5m (16 ft) distance on the sides, as the building area ends there.

Do you have any ideas for redesigning the bathroom?

As mentioned before, we have a large garden about a few meters away, measuring approximately 1000sqm (10,764 sqft). Since we are building without a basement and would like to have a large garage, I see hardly any alternatives here except reducing the depth of the garage. However, this would only gain about one meter at most. The property is 20.85m (68 feet) wide on the street side.

I assume that the green strip is not allowed to be built on with auxiliary buildings?

Yes, that's correct. According to the development plan, we need to plant 5 meters (16 feet) on the left and at the bottom. No construction is allowed in these areas.

Is the ridge direction predetermined? If not, you could rotate the house (the floor plan would need to be redone).

Having a large garden nearby is nice, but if it is not adjacent, it should be considered a separate property. Someone might want to sell it at some point. For the current planning, it does not play a role. Therefore, I would make sure not to build on the garden area next to the house.

The ridge direction is not fixed, so rotating the building would be possible. The photovoltaic system should still work properly.

@kaho674 could you please explain again what changes you would make to the bathroom layout, since you had pointed out some issues?
