ᐅ Looking for a Property Developer in Schleswig-Holstein – Experiences

Good evening, dear forum members,

For several months now, I have been reading your posts with great interest. Now it’s our turn, and we would like to slowly start the house-building project. What we still need is a suitable builder who offers good value for the price.

Details:
A single-family house is to be built
Location is in Schleswig-Holstein (near Schleswig)

Builders we have shortlisted so far:
Virtus Massivhaus, Stollhaus, and Matthias Hansen Bau.

We have focused on regional providers. However, we have found almost no experiences regarding the latter so far. Virtus is one of the more affordable builders, but opinions about it seem to be mixed. We have also found very few experiences with Stollhaus.

What do you think about these three builders? Has anyone had concrete experience and can share how the discussions and, especially, the construction went?

Is a KfW house mandatory or advisable nowadays? And which builders have we overlooked that we should perhaps look into more closely?
I would be grateful for any feedback.

What I’m really interested in are personal experiences with the companies. Which ones caused more problems, and which ones would you rather avoid, etc. It would be helpful for us as non-experts not to make mistakes and to rely on firsthand experiences here. So if you have any concrete firsthand reports to share, please do so here.

I can still offer EcoSystemHaus in Neumünster. We were unlucky with the site manager, who had just come from Heinz von Heiden. Mostly local craftsmen were used. It wasn’t perfect, a few things really annoyed me. But it was significantly cheaper than Kage. And the house is standing and functioning. For my next house, I would try TeamMassivHaus though. Cheaper than all the others, and they can’t be that much worse, right? 😀

But I think this is all already covered here in the forum for Schleswig-Holstein.

We also built with Kagebau. In my opinion, they are quite a coin flip — it can go either very well or very badly. I found the work during the shell construction phase to be very good, but after that, problems with subcontractors started. That said, the issues during the construction phase were not the worst. This is, of course, very subjective. My wife was regularly extremely frustrated...

During the build, I was still optimistic about the company, but that changed towards the end and especially after moving in.

We also know several families who were completely satisfied with them. In those cases, there were hardly any defects, and none appeared afterward.

Every euro (€) is disputed wherever possible.
I could give many examples, but here are two that were really significant because they felt like a major ordeal.
I understand that the house is handmade and that tolerances are to be expected. I don’t mind if a wall isn’t perfectly straight. But when something is installed after handover and various walls and floors get damaged in the process, you shouldn’t be stubborn but just take responsibility. It’s a joke that the employee said nothing about it.
The best part is that the final payment from the notary has not yet been released, and the repairs were most likely only paid because of that.

A few months after moving in, we reported exactly ONE issue — a broken door handle on the patio door. Telling the whole story would go beyond the scope here.
Long story short, the first argument: We supposedly did not handle the handle correctly — it was our fault.
Counterargument: The other doors work fine, and neighbors also had loose handles.
It was the exterior handles. Just a 5cm by 5cm (2 inch by 2 inch) plastic plate, basically... I have no idea how you could use that incorrectly, but we were simply accused of stupidity.
Another argument was that there is no warranty on movable parts. The handle was only movable because I regularly held it, but whatever.
When that argument didn’t work, I was told I hadn’t signed a MAINTENANCE CONTRACT!!!!! I didn’t know whether to laugh or cry at such utter nonsense. I actually wanted to go there in person... What kind of maintenance do you need for a door handle? And why after only 3 months?

Well, after weeks of back and forth with the office, the managing director responded personally.

we will not dispute the invoice amount of €101.50.
With immediate effect, no emails or other matters relating to the construction project will be processed.

In other words, if any defects occur again within the warranty period, the only option left is legal action. Even if a window pane suddenly breaks overnight. Strange.

Similar situations also happened with our neighbors. One dispute after another. Often people just paid to avoid the hassle.

I suspect we were simply “bad” customers. If you are building a multi-family building with them, you will probably be treated very well. You might also build another one or your own single-family house. Usually, you only build one house in your life, and you want every euro to count.

Unfortunately, I can no longer recommend this company.

We built a solid house with Nissen and were overall very satisfied. Down-to-earth and honest definitely describes them well. We felt well supported throughout the construction phase, and all agreements were kept. Naturally, there were minor issues now and then, but everything was resolved to our satisfaction. After moving in, we had a defective roller shutter. Even though we connected the roller shutter wiring ourselves, the defect was repaired without any problems. We were certainly not responsible for the defect, but other companies might have tried to avoid responsibility in such cases.

We installed the KNX system ourselves (wired it in the distribution board), and coordination with Nissen’s electrician went very smoothly.

The cost estimates for the exterior work were too low; I would have appreciated better advice here. Also, the planned budget for the brickwork was too low, so you should expect significant extra costs.
