Good evening, dear forum members,

For several months now, I have been reading your posts with great interest. Now it’s our turn, and we would like to slowly start the house-building project. What we still need is a suitable builder who offers good value for the price.

Details:
A single-family house is to be built
Location is in Schleswig-Holstein (near Schleswig)

Builders we have shortlisted so far:
Virtus Massivhaus, Stollhaus, and Matthias Hansen Bau.

We have focused on regional providers. However, we have found almost no experiences regarding the latter so far. Virtus is one of the more affordable builders, but opinions about it seem to be mixed. We have also found very few experiences with Stollhaus.

What do you think about these three builders? Has anyone had concrete experience and can share how the discussions and, especially, the construction went?

Is a KfW house mandatory or advisable nowadays? And which builders have we overlooked that we should perhaps look into more closely?
I would be grateful for any feedback.

We are currently building with Kagebau and feel completely cheated. The problems started right after signing the contract. First, we were informed that construction would not begin in spring as planned, but only in late summer. Then we were faced with significant additional costs (earthworks, shoring, drainage, fees for a safety and health coordinator, etc.) despite having a fixed-price contract. No verifiable structural calculations were submitted to the structural engineer for approval. Subsequently, the reinforcement plans were not submitted. Construction finally began in spring, but a year later than originally scheduled. After the basement was completed, no further verifiable documents were submitted to the structural engineer, resulting in a six-month construction delay. After one year of construction, only about 30% of the shell structure is finished. The shell was left unprotected over the winter. We finally had to pump 40 cm (16 inches) of water out of the basement. The construction site looks like a battlefield. In fact, it is a building ruin. Currently, the project is five months behind schedule. The company, Kagebau, shows no concern whatsoever. They refuse to accept any responsibility. There is no construction plan. Kagebau openly threatens to stop work if the presented progress payments are not made, despite defects in the building and a contractually agreed penalty. The general contractor (GC) contract is apparently only binding for the client. Otherwise, Kagebau disregards the contract entirely. The company operates according to vigilante justice.

After 28 months of construction, the project is on the verge of collapse. We will terminate the contract with Kagebau for special reasons. It is a disaster. We strongly advise against using this construction company.

A simple question I ask everyone: Where was your external construction supervisor? Didn’t you hire one? They might have acted differently than you.

As much as I find your litany about the construction supervisor likeable (and, in principle, something that should be loudly voiced), they can only critically assess what (and how) is actually being done — not what is still being postponed. Besides their technical expertise, they have nothing else to offer: they have no authority, certainly none like a judge. They can’t force anyone to finally get moving. So, they remain “merely” an expert support for the “client” party, but without any means to enforce that their findings lead to the necessary actions by the building contract partner.

However, based on their experience, they can provide many helpful tips and may communicate differently with the contractor than the client would. I think they would have been helpful in this case as well.

The external construction supervisor can certainly recognize and point out when a lawyer needs to be involved because the construction company is deceiving and cheating the homeowner. Homeowners alone often keep hoping until financial ruin.
