we are interested in a semi-detached house from the developer. We like everything very much, but find the scope of the construction specification unusually brief. It consists of less than eight A4 pages. The developer has already built a few houses nearby following the same design, which we have inspected and they "look good." Unfortunately, none of them are occupied yet.
Example of the construction specification regarding the windows:
All vertical windows in the living areas will be installed as white uPVC windows with multi-chamber profiles, triple glazing, and three seals. The windows will feature tilt and turn hardware with white plastic handles.
Configuration of elements: windows and patio and balcony doors according to the plan
Standing elements on the ground floor as patio doors
Standing elements on the upper floor and attic as windows with fixed lower sections
Double-wing windows will be divided in the middle
In the basement, basement windows with uPVC frames will be installed, also with triple glazing (size according to plan)
And here is an example for the basement:
The basement exterior walls will be constructed as system-formed reinforced concrete with 12 cm (5 inches) perimeter insulation rated WLG 040.
Construction joints will be sealed with elastic joint tape.
Is something like this common? The construction specification for my condominium apartment was over 50 pages long.
Is it possible to buy a property with such a brief specification?
In case of problems, wouldn’t you be left without clear recourse since the specifications are so vague?

In case of problems, you probably end up with nothing to rely on because the specifications are so vague, right?You could still agree on the VOB as a basis.M

If you filter out all the useless parts, the description shrinks to about 20 solid pages.
Notice the many paragraphs and the large, easy-to-read font.
My description is quite difficult to read. That’s why I had it sent to me as a PDF, and I am currently filtering and highlighting everything.

When we bought our mid-terrace house from the developer 20 years ago, the description was quite brief. At that time, a new residential area was being developed, where the developer built almost the entire neighborhood. However, there was a selection appointment beforehand. Some things could be chosen, such as doors, tiles, and sanitary fixtures. Other elements were fixed, like the brickwork, windows, roof, and plaster. During this appointment, we were able to view and select many options. That was sufficient for us back then. It became a lovely home where we felt very comfortable, and we were also able to sell it well later on. Do you not have a selection appointment where you are?

If they are just not occupied yet and the developer has already found buyers elsewhere who are living in similar homes, I would consider that reassuring and view positively that the description is not overly exaggerated. A description such as "windows made from material XY" without specifying a brand is essentially equivalent to one that names a brand but adds "or equivalent." Or is the developer a newcomer without any previous project history?
