We have owned a plot of land for one year. It is not very large (389 m² (4185 ft²)), but the zoning plan allows quite a lot of development.
We have decided against building a single-family house ourselves.
Friends encouraged us to consider whether we might build a multi-family house on the property as an investment. Especially now that the KFW provides higher repayment subsidies.
Several ideas have emerged.
1. Build a multi-family house maximizing the living area, with all apartments rented out.
2. Build a three-family house, with one apartment per floor. We would live in the ground-floor apartment and rent out the upper and attic floors to two of my siblings.
3. Build a duplex with one of my siblings, where each of us would have and live in an independent condominium unit.
Would you consider doing something like this, or is there anyone here who has already done something similar?
What is the best way to proceed? Should we request offers for all three options and then choose the best one?

With just under 400 square meters (4,300 square feet), there’s not much room for other ideas. Of course, you could build a multi-family house and rent out apartments to family members – but make sure to tell them in advance what kind of rent to expect and that only standard construction or simple features will be included.
Depending on the location of the plot, you might also be able to split it in half or even into three parts and place tiny houses on it *laughs* – or turn it into two allotment gardens. However, the only way to really make money would probably be to sell it.

My brother is an academic and is moving back from the south to the north soon. Since there is currently nothing else available here, or the land prices are about three times higher, this would be an opportunity to provide him with “ownership” here.
Alternatively, I could sell him the plot in two years, and he could build whatever he wants there.
Many friends ask me/us why we are leaving the plot “unused” and not making use of it.
So naturally, many ideas come up about what would be the ideal use for the land.

Hmm, a semi-detached house is not possible but a multi-family house is? Setting aside the fact that the plot size would be too small for you, that sounds a bit odd.N

Regardless of the fact that the plot size would be too small for you, that sounds strange.By saying a semi-detached house isn’t possible, I mainly meant due to lack of space. I don’t know how much semi-detached housing you could fit on a total plot of 389 m² (4185 ft²). I currently live in a semi-detached house, and our plot is 360 m² (3875 ft²).
Otherwise, the zoning plan seems quite flexible.

With compliance to setback requirements, I find it difficult to imagine options 1 and 2 unless it’s two stories plus an attic. Either way: establish the facts on what is possible. Even if many things are allowed, it doesn’t mean everything is allowed.
