ᐅ Land already owned – how to use it?

Hello everyone,

We have owned a plot of land for one year. It is not very large (389 m² (4185 ft²)), but the zoning plan allows quite a lot of development.

We have decided against building a single-family house ourselves.

Friends encouraged us to consider whether we might build a multi-family house on the property as an investment. Especially now that the KFW provides higher repayment subsidies.

Several ideas have emerged.

1. Build a multi-family house maximizing the living area, with all apartments rented out.
2. Build a three-family house, with one apartment per floor. We would live in the ground-floor apartment and rent out the upper and attic floors to two of my siblings.
3. Build a duplex with one of my siblings, where each of us would have and live in an independent condominium unit.

Would you consider doing something like this, or is there anyone here who has already done something similar?

What is the best way to proceed? Should we request offers for all three options and then choose the best one?

No, the tree is actually on my property, the boundary is right next to it. I probably drew the line a bit roughly. Sorry, I sketched it quickly like that.

And why should it have to be removed?
Trees are a valuable asset. Cutting them down thoughtlessly is a mistake. Once felled, it takes several decades for something comparable to grow back. With the increasingly long-lasting heat, it’s a relief to find a shady spot underneath them.
We are currently putting in extreme effort to help our new plantings thrive. Every leaf is celebrated. So you can probably imagine how heartbreaking it is when someone starts up a saw somewhere.
Build around it instead. Houses with trees are very popular. Just ask @Oakland.

But the oak tree can’t be compared to the small trees here. They probably don’t even fall under Bremen’s tree protection regulations. The Bremen tree protection guide explains in a user-friendly way what actions are permitted.

The tree is not to be removed; it is on my property. It’s more about this huge "shrub" that partly stands on my property and partly on the neighboring one.

I’ll go take a picture now, as I don’t even know what kind of plant it is.

So, we took a closer look at the whole "brush".. quite dense and overgrown..

But our conclusion is that it was planted on our property. That should mean I can/am allowed to remove it, right?
