Hello forum,
who can recommend reliable construction companies in southern Schleswig-Holstein? We plan to build a solidly constructed city villa of 140-150 sqm (1506-1615 sq ft) in the Pinneberg district.
There are many providers available, but direct comparison is really difficult. In the end, you always know more than before.

The following aspects are important:
- Price-performance ratio (also after selecting finishes)
- Construction time (from contract signing to handover)
- Build quality
- Good planning phase, construction phase, and warranty phase
- Possibly using own trades
- Possibly performing some work by ourselves

These companies come to mind:

1) Everyone is currently working at the edge, at their limit.
2) People who constantly send emails are deeply appreciated in traditional, analog construction where communication happens word by word. Sometimes, this even leaves some speechless.
3) The expert who needs to appear important and always finds something is also the guarantee for successful results....
4) Early invoices are settled over the phone....
5) Does the leader mean the boss of everything? Purchased a spec house for 268,000 with executive treatment? Why do you think the leader employs engineers? The site managers?
6) If you don’t want subcontractors, don’t go to the general contractor.
7) You certainly don’t have to accept everything, but you must get the tone right: respect with appreciation should never be missing, along with clear and precise communication of what you want.

danixf, do you work for Kage yourself?

For us, the construction manager, the secretary, the salesperson, and the entire (lack of) coordination were a disaster.

The expert told us that this is often the case with Kage.
Are you satisfied? Good for you. We are extremely DISSATISFIED. I do not find the Kage company reliable. Unfortunately, it was too late.

When forums like this mention construction supervisors of any kind, I often get the impression that they are trying to justify their existence at the expense of the general contractor. I wouldn’t be surprised if, sooner or later, general contractors start offering special “garage parker bonus rates” for homeowners who don’t involve third parties in any email communications.

No, but I have been involved with the topic of "building" for several years. I am also partially professionally active in the industry and know several people in my personal circle who are currently building. You just have to check various forums from time to time to see how many bad actors unfortunately still exist. That’s why I think I can fairly well assess the current situation.

I wrote that here as well, but as long as the ceiling goes up after the walls are standing — and not the other way around — even if it does, who cares? It’s not your money that’s being wasted. I believe our tiler showed up at the construction site four times and the rooms were not ready. How he settles accounts with Kage doesn’t concern me. I provided self-performed work and was probably on site 25 times without being able to do anything, even though, according to the schedule, everything should have fit. Then I just went to the nearest supermarket for some sausages and fired up the grill for the guys. Luckily, we built during the summer months. After the first few times, I simply let it go and accepted it with a smile.
What I want to say is that I can understand you and have experienced it myself, but there are far, far worse companies. Right now, this is just normal in the industry.
I just think it’s not good to criticize companies anonymously online without detailed reports or proof. That just leads to prejudices forming far too quickly.

That might be true, but for me, alarm bells would already be ringing. Experts are often seen as world improvers. However, the first thing on their list is very often your money. As far as I know, the term expert is not even legally protected. You can find out what that means yourself.
An expert can be useful, but if they charge 400-500€ per appointment and always say everything is fine, some might want to save that money in the end.
So what exactly is still unresolved for you?

You could also take the effort to look up some reports online about the company Kage, as of the end of last year. If things are really going wrong there, then at least the "leader" still has the guts to take a stand and speak to the press personally. Unfortunately, that’s no longer a given these days either.

Every individual client initially thinks only about themselves and would ideally like a general contractor (GC) with only permanent employees. In a construction boom, this would mean needing a huge number of tradespeople, who of course would have started these professions twenty years ago as well (because experienced workers are preferred), and hardly anyone seems to consider that after the boom these workers would have to become retrained.

I wouldn’t mind if someone occasionally thanked me for staying a tenant at the moment instead of adding to the pressure on the home improvement store.
