Hello everyone,
We (from the beautiful and expensive Baden-Württemberg region) would like to realize our dream of owning our own home. We are planning a small single-family house with 2 children's rooms.
Now we are looking for the "affordable/good and common" prefabricated house suppliers.
Based on a suitable cost calculation, we have a budget of about 300,000 to 320,000 euros.
This includes the plot and all other costs, such as notary fees, utility connections, land transfer taxes, outdoor landscaping, concrete slab (if necessary), etc. (in other words, everything from site fencing to missing toilet brushes)—all costs included.
Since we are at the borderline of “almost impossible,” we are aware of the challenge.
Now it is our task to see whether the “almost impossible is actually possible.”
Roughly speaking, we can say: a plot without a slope (400 m² (4306 sq ft)) can be purchased here for around 100,000 euros.
--> This means a remaining budget of 200,000 to 220,000 euros for the house (including everything).
Who can simply name the “common prefabricated house suppliers” for us?
Danwood, Massa Haus, Town & Country, Heinz von Heiden, … what else is there that might fit into “our” price range?
Many thanks in advance, I’m curious to see if our wish is achievable or if we will have to look more towards resale properties.

Many, even though they were cautious, still ended up signing a house construction contract without owning the land, right after an information session. Our building consultant said that for this reason, the construction contract must now be handed over to the homeowner at least 2 (maybe even 3) weeks before signing... to prevent anyone from unknowingly commissioning a house build.

Even if the house price might still be feasible, the additional costs and landscaping will definitely exceed the limit.
We are currently building with the company Akost. They simply offered us a good value for the price.

We already had a plot of land, yet our total financing requirement came to 280,000 euros (about 300,000 USD), even though the house in the catalogue was listed for under 200,000 euros (about 215,000 USD). However, that was not the cheapest model...
There also has to be money left for living expenses. Financially, not everything should revolve around the house. We have a net monthly income of about 5,500 euros (about 5,900 USD) and the bank said we could afford 2,000 euros (about 2,150 USD) per month for repayments, etc. But we consciously decided against that and chose a monthly payment of 900 euros (about 970 USD), which even one of us could manage on their own if necessary...
Lack of money can really put a strain on your nerves and your relationship!

I only know of this being required for notarized contracts (like with the building contract due to the land). It was apparently introduced to prevent doorstep contracts involving so-called "midnight notaries."
