Hello everyone,

We (from the beautiful and expensive Baden-Württemberg region) would like to realize our dream of owning our own home. We are planning a small single-family house with 2 children's rooms.

Now we are looking for the "affordable/good and common" prefabricated house suppliers.

Based on a suitable cost calculation, we have a budget of about 300,000 to 320,000 euros.
This includes the plot and all other costs, such as notary fees, utility connections, land transfer taxes, outdoor landscaping, concrete slab (if necessary), etc. (in other words, everything from site fencing to missing toilet brushes)—all costs included.

Since we are at the borderline of “almost impossible,” we are aware of the challenge.
Now it is our task to see whether the “almost impossible is actually possible.”

Roughly speaking, we can say: a plot without a slope (400 m² (4306 sq ft)) can be purchased here for around 100,000 euros.

--> This means a remaining budget of 200,000 to 220,000 euros for the house (including everything).

Who can simply name the “common prefabricated house suppliers” for us?
Danwood, Massa Haus, Town & Country, Heinz von Heiden, … what else is there that might fit into “our” price range?

Many thanks in advance, I’m curious to see if our wish is achievable or if we will have to look more towards resale properties.

I would recommend Danwood, and truly with the standard package, including radiators, etc.

I usually lean towards the "budget works" camp because we built relatively cheaply ourselves and got quite a lot for our money (though we live in a very rural area where prices are noticeably lower compared to the city!). But even I would say that it is very unlikely to build a finished house—including everything—with little personal labor in a moderately expensive region within this budget. We built our house including the garage for under 350,000 euros (around) including the land, all additional costs, and the basics for exterior landscaping (sowing lawn, laying a terrace), with a significant amount of personal work. However, our land only cost 35,000 euros (around) including all extra fees. The kitchen, costing 13,000 euros plus furniture and so on, was extra! Also, we worked with an architect and hired trades separately, because this is regionally cheaper here than a turnkey house builder or general contractor; but in cities, that can be different... And you really shouldn’t underestimate that building a house in the countryside is noticeably cheaper.

A budget of about 220,000 euros (excluding land) for the house, all additional costs, exterior landscaping, and even kitchen and related items, in my opinion, is not feasible. Of course, it depends on your personal requirements, but I fear that even with minimal features (meaning 120 m² (1,292 sq ft) of living space, no garage/carport, no underfloor heating but radiators instead, the cheapest heating system, no electric shutters, no walk-in shower, the cheapest sanitary fixtures, minimal electrical installations, no ventilation system, etc.), it might still be tight. Then there is also the question of whether you want to live with these compromises in your new home.

When in doubt, the only option is to visit companies and suppliers and get 1-2 quotes, for example from well-known providers such as Town & Country, Heinz von Heiden, and so on. Also, check out local smaller providers; whether it is a prefabricated house or a solid construction is initially secondary (the rumor that prefabricated houses are cheaper still persists). How skilled are you with DIY? Would it be possible to do some of the work yourselves? And I don’t just mean laying floors or painting walls. Could you have a shell house built and gradually complete the interior yourselves, or contract the trades you can’t do on your own? This saves money but requires a lot of (organizational) effort, time, and nerves—and in the worst case can really go wrong; it’s a question of whether you want to take that risk.

What is your income like? Increasing your budget by about 50,000 euros (around) is completely off the table?

That will be financial suicide for the budget. How did you determine your budget? Maybe there is still some room to adjust it?

Well, I share your concerns. I would rather avoid it. Something can always go wrong, and then you have no margin for error. If the land plots are still relatively affordable in your area, there are probably existing properties available as well, and since you are looking for something rather small, you will likely find something suitable for your budget sooner or later.

Consider looking for a condominium. Building a house is unrealistic with this budget.
Alternatively, an older existing house in a rural area might be possible.

Try Town & Country, for example the house type "Raumwunder 100." This should be achievable as a standard build for around €180,000 (approximately $195,000). No underfloor heating, manual plastic roller shutters, a plastic front door, etc., delivered as a turnkey project. That means painting (always including filling) and flooring are done by yourself, then you can install laminate flooring from a hardware store for about €7/m² (around $0.65/sq ft). That works. But “nice” is another matter.
