ᐅ What are the additional costs associated with a KfW55EE house?

Hello everyone,

We had an appointment on Friday at the bank regarding the financing of a row house (middle or end unit) with the KfW55EE standard.
The house has a living area of about 150m² (1,615 sq ft) and an indoor air-source heat pump. Construction would start from September.
I was surprised that the bank calculated €1.75 per square meter, which totals €262.50, as this seems extremely low to me.

Do you have any experience with additional costs that you can share with me?

What exactly do you mean by "additional costs"?

Broker fees, land registry, notary fees, property transfer tax?

If yes, then was the bank employee a bit out of it when advising you?

Good morning. I am referring to the ongoing monthly additional costs, not the one-time purchase-related costs.

Property tax – depending on the location: approx. 40.00€
Waste collection fees – depending on the location: approx. 15.00€
Water costs: approx. 40.00€
Internet: approx. 30.00€
Electricity + heating: approx. 120.00€
Insurance: approx. 40.00€
Chimney sweep: approx. 6.00€

That adds up to just under 300.00€ – so yes, he’s not far off with his 1.75€ / m² (18.25 sq ft). 🙂

My answer was there as well: Yes, that works quite well. Although you are best placed to estimate the local costs (and your electricity/water needs).
